PROPERTY developer Integra has launched its new residential estate, Aberdeen, on the Glenelg Highway west of Delacombe.<\/p>\n
The 44-hectare site has 550 residential lots and is one of the last large-scale residential developments in the designated Ballarat Western Growth Area.<\/p>\n
Integra bought the land, which was formerly an Angus beef cattle farm, in 2021. Aberdeen follows the company’s Lucas and Insignia estates and will feature a two-hectare front-entry wetland and two green neighbourhood parks with playgrounds.<\/p>\n
Integra director of land development Nick Grylewicz said the estate stands to be “the most picturesque location Integra has had the pleasure of master planning.”<\/p>\n
He said the development is set in an elevated natural landscape with uninterrupted views to green hills and will feature manicured parks and tree-lined streets.<\/p>\n
For the first time in an Integra development, all lots are being sold as flat builder-ready sites with retaining walls and benching in place.<\/p>\n
Mr Grylewicz said this would save buyers as much as $35,000 in site preparation costs and would provide elevated living without the premium price tag.<\/p>\n
Every street will be connected to green spaces and the development will have a lower density of 15 dwellings a hectare, compared to the limit set by the City of Ballarat of 20 dwellings on each hectare.<\/p>\n
“Residents in the area have expressed a real want and need for better-quality amenity and infrastructure, and to address this Integra will commence wetlands work with Stage One along with road upgrades,” said Integra project development manager Darren Trigg.<\/p>\n
Mr Trigg said biodiversity and ecological values will play a large role, with more than 2000 trees to be planted along with 45,000 other plants, shrubs and grasses.<\/p>\n
Aberdeen is located 2.4 kilometres west of Delacombe Town Centre, with a future neighbourhood activity centre and mixed use development earmarked for land on Greenhalghs Road directly opposite the estate.<\/p>\n
That project will include retail facilities, primary and secondary schools, and a sports precinct.<\/p>\n
The Ballarat Link Road will also connect Aberdeen with the Western, Glenelg and Midland highways.<\/p>\n","protected":false},"excerpt":{"rendered":"
