Land sale records broken in block-buying frenzy

THE Bellarine’s fastest growing residential estate continues to break all land sale records for the region with 147 lots sold in the Seachange Estate in 10 days.

The popular St Leonards estate, which has seen more than 400 lots sold during an 11-month period, saw stage six, consisting of 47 lots, sell out in under 30 minutes.

Selling agent Trevor McManus from Neville Richards Real Estate said that the unprecedented demand was coming from retirees, first home buyers, investors and holidaymakers.

“One of the biggest drivers is the walking distance to the beach,” Mr McManus said.

“Also the fabulous commuter and tourist ferry from Portarlington, which is only 10-minutes away, is a boon for the northern part of the Bellarine Peninsula.

“Stage nine is scheduled to be released in May and we are fielding 150 enquires per week for this stage.

“Those who register on the database as a VIP will have first option on these highly sought-after lots, which are again expected to sell in less than 24 hours.

“Lots range from 300sqm-600sqm and will start at under $200,000 and one of the main features of the estate will continue, with over 12 huge new canary island palm trees to line the median strip at the entry to Seachange.”

Award winning developer Ross Closter from Urban Land Developments developed the 400 lots in the previous Seachange estate stages in the early 2000s, where houses now routinely sell for in excess of $700,000.

“When you compare this to buying a block in the new stages of Seachange for less than $200,000 it’s a no brainer,” Mr Closter said.

“Over five acres of wetlands will line the new entry to Seachange where construction has just begun.”

Civil works have now started at Seachange with Winslow Constructors in full swing to deliver completed lots as fast as possible.
