Planning starts on Marshall Precinct Structure Plan

THE City of Greater Geelong has started a phase of public consultation on the development of a precinct structure plan (PSP) for the Marshall Precinct, the final residential precinct located within the Armstrong Creek urban growth area.

The Marshall Precinct is located in the northern-most part of Armstrong Creek and is roughly bordered by Reserve Road, Barwon Heads Road and the railway line.

The area is characterised by a selection of residences, semi-rural activities, high-value vegetation, areas of seasonal inundation, Marshall Creek and significant road and rail transport infrastructure including the potential Bellarine Link Road.

The city aims to create a PSP that delivers a compact and well-connected community, with appropriate spaces for housing, roads, parks and community facilities.

Goals include the creation of a walkable, interactive and well-designed neighbourhood that uses the potential of the Marshall Train Station and surrounding land effectively, contains an internal road, cycling and pedestrian network that connects the community seamlessly with Geelong and that allows for various land uses.

“This is an exciting opportunity for the community to be involved in shaping the vision for this final residential precinct in the Armstrong Creek urban growth area,” city director of planning and development Joanne Van Slageren said.

“We hope to make effective use of the train station in order to create a different mix of residential opportunities than those that already exist in the Armstrong Creek urban growth area.

“We envisage that this area will be popular with commuters who work in Melbourne and wish to take advantage of the excellent public transport links through to the state’s capital as well as people living and working in Geelong.

“We look forward to hearing from the community about the types of community facilities, transport connections, parks and opens spaces that they would like to see included in the blueprint for this area.”
