Townhouse developers keen on Parade

DEVELOPERS have lodged plans to demolish a weatherboard house at one of Ocean Grove’s busiest streets to make way for an upmarket townhouse development.

Proponents would build four double-storey properties at 121 The Parade under the $2.5-million proposal that is now before the City of Greater Geelong.

The properties would include four bedrooms, double garages at basement level, plus a staircase and lift to access the multiple levels.

In their application, planners argue that the changing nature of Ocean Grove’s residential areas – which has seen an increase modern, medium-density developments in recent years – meant the new development was in keeping with the surrounding area and its character.

“The site is located on a main road to the Ocean Grove township which leads to the activity centre, ensuring that the site is well positioned and accessible.

“The site is also located within a Residential Growth Zone which further identifies that the site is well positioned and encourages development to be undertaken at a more intense manner.

“Given that the site is well located, appropriately zoned and with no site constraints, the key issues will come down to building form and design.”

Proponents indicated the plan responds to challenges through building setbacks at upper levels and use of “contemporary designs” as is encouraged through council growth plans.

The city is advertising the plans that are open for feedback until December 21.
