Geelong’s famous rooming house is on the market for its new owner following a recent renovation of the 1850s building.

The heritage-listed property at 55 Maud Street, Geelong, is expected to fetch more than $5 million for its upcoming sale as a versatile accommodation experience.

The building is most famous as the first home of Geelong Grammar School, with its Tudor and Gothic architectural styles now a standout feature of the modernising surrounding streetscape.

The remaining bluestone building today including 28 rooms, three commercial kitchens and three recreation rooms across four levels, plus manicured front gardens and a private rear courtyard outside.

It underwent a renovation in 2017 after being closed down a year earlier when it fell into a state of disrepair.

It most recently operated as a student accommodation business, called The Iconic Rooming House.

The property is being advertised as a prime investment opportunity on the fringe of Geelong’s city centre that is seeing a boom in residential and commercial growth.

The property is listed for an expected price of $5.5 million.
