Anglesea market ends financial year on another strong note

Great Ocean Property director Ian Lawless says that what many perceive as a quiet time of the year, activity levels in Anglesea remain positive with 36 sales during Autumn.

AS the end of the financial year approaches, the Anglesea Real Estate market and Great Ocean Properties have both had a strong 2017/18 financial year.

Anglesea’s real estate agencies have had sales-todate of 103 properties in the current financial year (88 houses, 14 land sales and one commercial site). Great Ocean Properties has again been awarded

Anglesea’s No.1 Estate Agency with a total number of 48 sales to date in the current financial year which is well ahead of the other three agencies with 28, 14 and 7, respectively.

They have also been recognised by Australia’s leading real estate review site “Rate My Agent” as the most recommended Agency in Anglesea for 2017 and 2018.

Great Ocean Properties director Ian Lawless said that houses from $600,000 to $900,000 have been the stand out performers with 54 transactions and the median house sale price for the 2017/18 financial year was $795,000.

“We are also seeing a robust demand for properties above $1 million with 26 properties selling,” Mr Lawless said.

“Sales include 16 properties selling for between $1 million and $1.5 million, four properties between $1.5 million and $2 million, four properties $2 million to $2.5 million, and two properties have been sold over $3 million.

“We also set market records for Anglesea selling two stunning properties over the $3 million mark.

“Overall, the market is in excellent shape although Anglesea is facing a shortage of listings for the most in demand types of property.

“There is a limited number of renovated homes and as a result more upgraders are looking at properties that are liveable and have scope to be improved.

“There is plenty of inquiry on our current listings, however, people are looking for a lot more property than we have to offer, and demand is clearly out stripping supply in Anglesea.

“This is clearly evident in our five most resent sales with multiple interest and offers on all properties.

All had been on the market for 2-3 weeks with offers and sales results exceeding the Vendors expectations.”

Mr. Lawless also said that what many perceive as a quiet time of the year, they are seeing activity levels remain positive with 36 sales in the autumn.

“The Anglesea market will remain strong well into the winter with 22 properties transacting last winter period.

“At this time of year, we at Great Ocean Properties are actively searching for properties to suit buyers on our data base.”
