June 30, 2023 BY

The freehold of this 145-year-old hotel and the home of the Queenscliff Brewhouse is now on the market through Colliers.

Colliers has been appointed as exclusive selling agents of the freehold sale of Queenscliff Brewhouse, formerly the Esplanade Hotel at 2 Gellibrand Street, Queenscliff.

The listing of this 145-year-old classic Queenscliff hotel comes after Colliers’ successful sale of another historic property: the 19th century former woollen mill and the home of Pegasus Antiques in Newtown.

Colliers exclusive agents Andrew Lewis, Ned Tansey and James Lawson are bringing the hotel to market in one of Australia’s premier coastal locations.

Queenscliff Brewhouse is situated on a significant corner landholding in the popular coastal town of Queenscliff with frontages to both Gellibrand and Symonds streets.

Sitting at the gateway to the historic Queenscliff Pier and Harbour Precinct, the 145-year-old property offers views across Port Phillip Bay from the newly constructed balcony.

Recent renovations to the building highlight the historic façades of original period chic with a modern overlay while the interior boasts an array of areas, including multiple bars, dining areas, TAB, Bottlemart and beer garden.

Colliers director Andrew Lewis said the substantial two-storey building was presently securely leased to Otway Brewing Group, who is running multiple successful venues across the Bellarine Peninsula and Surf Coast, offering its patrons several brands produced in their Brewery and Distillery.

“The current tenant has committed to another five-year lease, proving a secure income stream of $380,000 annually until December 2027 with two further options of five years each.

“The property sits on a significant freehold landholding of 1,402sqm mixed-use zoned land, providing endless upside of future development to enhance the asset further using the access land, subject to council approval, with potential for future accommodation rooms.”

Queenscliff is a town along the Bellarine Peninsula full of history dating back to the 1850s and is well known for its stunning harbour, picturesque beaches, heritage architecture and daily ferry service to Sorrento, located just 35min drive from Geelong.

Colliers Ned Tansey said the lifestyle offered by this coastal town keeps attracting locals who permanently live in the area as well as holiday-goers, looking to escape the city, being a desirable destination offering quality retailers and food and beverage.

“Queenscliff has been a desirable destination for people relocating from Melbourne with residential property prices increasing by 13 per cent in the previous 12 months with the median house price now $1,750,000.”

The property is being offered for sale by an Expressions of Interest campaign, which closes on July 20 at 4pm.
