Happy buyers kick off land sales at The Grange

Young families, downsizers and prospective home builders lined up for days to secure their pick of house blocks for the first release of The Grange estate at Waurn Ponds on the weekend.

Queuing started on Wednesday for the 11am Saturday release which saw eight blocks go up for sale at the site, positioned west of Ghazeepore Road at the south-west edge of the existing Waurn Ponds neighbourhood.

Developers had sold four lots by early this week and fielded genuine interest on more throughout this week to begin the sales campaign.

One of the first buyers were young couple Rainer and Ash, who intend to build their dream home with a swimming pool for themselves and their three children.

Rainer, who is a builder by trade, said he was keen to start construction after a long time eyeing off prized land at the estate.

“For us [the appeal] was really about location, it’s close to everything.

“And then the land size; it’s really hard to get a block that size these days.

“We’ve been looking for old houses to renovate, but by the time you pay for an old house and you decide to pull it down, it just cost you more anyway.

“I’ll be able to do all the work and design it all, put a lot of effort into the build and have it kick off the estate too and set the standard as well.”

Rainer also said he was impressed by the neighbourly feeling that developed at the sales office on Saturday despite the competition, and said he looked forward to settling into the community.

The Grange is the newest housing estate in Waurn Ponds and is the only residential land presently under development in the suburb.

A total of 36 lots will become available across the project with lots ranging up to 1,310sqm.

A walking trail and parklands will run through the existing estate and connect with the neighbouring Birchmore estate.

Construction of the estate is under way, with first titles anticipated in the third quarter of this year.

The Grange sales office at 69 Hams Road, Waurn Ponds opened in March.
