Legacy Jan Juc property sells to potential
A three-way bidding war for one of Jan Juc’s oldest houses has seen the prime located property smash through its reserve.
15 Empire Avenue, Jan Juc sold for $1.26 million at auction on Saturday, surpassing its price hopes by about $100,000 at the well-attended sale.
Hayden Real Estate agent Michael Nemeth said the result followed a strong campaign that attracted interest from about 50 parties through open houses and private inspections, before clearing the weekend’s auction to a local family.
“We had four or five that indicated they may bid. We opened at a vendor bid at $1 million, taking bids of $10,000.
“Initially there was three bidders participating – one dropped out and the other two kept going hammer and tongs.
“At 1.17 million we spoke to the vendor and declared it on the market, and it kept going to $1.26 million, which was good going.
“It’s a great result. It’s an older house that has been there since the ’60s. [Vendors] had been there for over 50 years themselves.
“All parties were very happy.”
