The size of Jan Juc is approximately 6.2 square kilometres and has 4 parks covering nearly 2.1 per cent of total area.
The population of Jan Juc in 2011 was 3,521 people and by the 2016 Census the population was 3,686 showing a population growth of 4.7 per cent in the area during that time.
Jan Juc began to develop during the mid-1960s and was popular with surfers because of its proximity to some of the area’s best surf beaches, including Bells Beach.
By 1992 there were nearly 1,200 dwellings in Jan Juc and an estimated population of 1,791 people.
Jan Juc is a popular coastal settlement and has somewhat of a cult-like attraction – probably because it’s not Torquay – with its average length of ownership 50 per cent longer than across the bridge.
Real estate is also more tightly held in Juc, pushing the median house price to nearly $70,000 more than Torquay, which is a long way from when Jan Juc was considered the poorer cousin of Torquay, made up of mostly holiday houses and student accommodation.
Jan Juc popularity comes from its isolation from the busy goings on down in Torquay, and its connection to the rugged coastline, beaches and linear parks and pathways, more importantly, locals’ favour that there are very limited growth options for this coastal hamlet.
CoreLogic data indicates that the predominant age group in Jan Juc is 40-49 years with households in Jan Juc being primarily couples with children and are likely to be repaying $1,800-$2,399 per month on mortgage repayments, and in general, people in Jan Juc work in a professional occupation.
In 2011, 73.1 per cent of the homes in Jan Juc were owner-occupied, compared with 74.2 per cent in 2016.
