The emerging suburb of Armstrong Creek (east of the Surfcoast Highway) is approximately 18.7 square kilometres and has 4 parks covering nearly 0.8 per cent of total area.

The population of Armstrong Creek in 2011 was 353 people and by the 2016 Census the population was 4,237 showing growth of 1,100 per cent in the area during that time. Since the past Census, growth has continued at a startling pace, with 2018 alone seeing more than 800 lots sold surging the population closer to 10,000.

The state government has consistently recognised the importance of the growth area in accommodating the unforeseen levels of population growth in Victoria.

At the moment, Armstrong Creek is seen as Victoria’s sixth growth area, alongside the Growth Areas Authority Council’s Wyndham, Hume, Casey-Cardinia, Melton and Whittlesea. The Geelong region itself  s regional Victoria’s fastest growing area with the Armstrong Creek growth area providing housing for between 55,000 to
65,000 people which is expected to be approximately 22,000 residential homes.

The council anticipates the area will provide 22,000 jobs, with a focus on high technology jobs and developing synergies with Deakin University.

Developed as a sustainable community, with a focus on walkability, public transport provision and sustainable water use along with physical and social infrastructure provided at an early stage, the aim is to build communities rather than just releasing land for development.

CoreLogic data indicates that the predominant age group in Armstrong Creek is 30-39 years with households in
Armstrong Creek being primarily couples with children and are likely to be repaying $1,800-$2,399 per month on mortgage repayments, and in general, people in Armstrong Creek work in a professional occupation.

In 2011, 88.5 per cent of the homes in Armstrong Creek were owner occupied compared with 73.1 per cent in 2016.

Currently the median sales price of houses in the area is $535,000.
