SPRING has brought renewed optimism to the Geelong property market, with Warralily recording strong sales in the LOMA precinct in Armstrong Creek.<\/p>\n

The boutique collection of townhomes has seen at least 12 of 31 homes snapped up since the recent release.<\/p>\n

The result highlights both improved market conditions and the growing urgency among buyers to secure a place in Geelong’s most awarded master-planned community that more than 12,500 residents already call home.<\/p>\n

Core Projects project director Ben Stewart said buyers were responding to both the product and the lifestyle on offer.<\/p>\n

“With only a 10 per cent deposit required and no further payments until settlement, buyers avoid the financial burden of a mortgage on top of their rent during construction. It’s a genuine advantage in today’s market.”<\/p>\n

Eligible LOMA purchasers may also benefit from the Victorian government’s Off-the-Plan Duty Concession, further enhancing affordability.<\/p>\n

Construction is expected to be complete by early 2027.<\/p>\n

LOMA has been designed to meet the needs of modern living, offering a mix of two-, three- and four-bedroom layouts, priced from $515,000, including five innovative SOHO (Small Office Home Office) designs.<\/p>\n

Homes are delivered turnkey with Westinghouse appliances, stone benchtops and a choice of three interior schemes, while eight three-bedroom townhomes will overlook a future council-designed reserve complete with landscaped parkland, courts and recreation facilities.<\/p>\n

For many buyers, this connection to nature is one of Warralily’s greatest strengths, with more than $780 million already invested in open space, landscaping and infrastructure, creating a community defined by green links, walkability and amenity.<\/p>\n

Families are also well catered for with an excellent choice of schools, with the new Biyala Primary opening in 2026 just a short walk from LOMA. Busy Bees Childcare is adjacent to the townhomes, and future cafes, community facilities and art installations will add further vibrancy to the neighbourhood.<\/p>\n

The strong interest in LOMA comes alongside solid sales activity across Warralily, boosted by a Spring Sale promotion \u2014 save $25,000 on titled lots \u2014 giving purchasers the chance to take advantage of limited stock and competitive pricing while eligible rebates and discounts apply.<\/p>\n

Stage 115 has proven particularly popular, with only 10 lots remaining, ranging from 392sqm to 615sqm and priced between $395,000 and $490,000. Several of these blocks overlook a linear reserve that connects directly to a soon-to-be-opened park on Newland Drive and into Warralily’s wider network of walking and cycling paths.<\/p>\n

Stage 115A is also nearing sell-out, with only three lots remaining from 20, while Stage 115A-2 has 11 available from 25.<\/p>\n

Stewart said these opportunities were becoming increasingly rare as the community approaches completion.<\/p>\n
