Climate control<\/strong><\/p>\n<p>\u201cEnsuring your holiday home is airconditioned is essential for attracting holiday makers.<\/p>\n<p>\u201cVacationers will spend plenty of time relaxing at your short-stay, and they\u2019ll want their comfort levels to be spot on.\u201d<\/p>\n<p>Mr Mortlock said guaranteeing your home has split system air-conditioning and insulation not only helped improve the holiday experience for renters, but delivered tax benefits too.<\/p>\n<p>\u201cThe deductions available when you install a new split system represent 20 per cent of the cost of the asset within the first full year of claim, so, spending $3,500 on a split system will equate to $700 worth of deductions in year one.\u201d<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-30038  alignleft\" src=\"https:\/\/timesnewsgroup.com.au\/wp-content\/uploads\/sites\/2\/2021\/01\/MikeMortlockmanagin_77784.jpg\" alt=\"\" width=\"498\" height=\"585\" \/><\/p>\n<p><strong>2. Pet appeal<\/strong><\/p>\n<p>\u201cHoliday homes that are pet friendly command a premium, as pet owners look to take their \u2018fur-babies\u2019 on holiday which saves on the cost and stress of kennelling.<\/p>\n<p>\u201cBut improvements that help create pet-friendly rentals also provide depreciation benefits.<\/p>\n<p>\u201cThink boundary fencing, hardwood floors, pet proof landscaping; even items such as an external doghouse can be depreciated.\u201d<\/p>\n<p><strong>3. Pools<\/strong><\/p>\n<p>\u201cEven when near a beachside holiday spot, there\u2019s no denying the appeal of a pool when holidaying.<\/p>\n<p>\u201cIf you\u2019ve been fortunate to buy a home with a pool, don\u2019t forget to claim depreciation benefits on the fencing and filtration system.\u201d<\/p>\n<p><strong>5.
