WITH HAYDEN REAL ESTATE TORQUAY AND ANGLESEA<\/strong><\/p>\n

AS THE Easter long weekend has come to a close, and the school holidays are into the second week, we reflect on last month along the Surf Coast property market; with strong results, contained growth and fantastic opportunities coming onto the market.\u00a0\u00a0The Surf Coast\u2019s residential property market has once again shown price growth across the board.<\/p>\n

The median house price in Torquay has increased by more than six per cent from the same time last year, while Jan Juc and Anglesea have also both increased by seven per cent and 23 per cent respectively.<\/p>\n

The industry average days on market for the wider Torquay area was 43 days in March, while the team at Hayden Real Estate worked extremely hard to get our average down to 36 days. In the Anglesea market it was 79 days on market for the industry average, while our team got that down to only 19 days.<\/p>\n

Demand has been high with some fantastic results being achieved, albeit with lower levels of properties on the market.\u00a0\u00a0Underpinning the strong demand for property has been the historically low interest rates and continued population growth and expansion along the coast.\u00a0\u00a0Results ranging from rural acreage properties, blocks of land, family homes, off the plan, off market and commercial properties.<\/p>\n

There are still some wonderful homes providing great opportunities for buyers such as 4\u00a0Warrin\u00a0Street, Torquay: a substantial family home designed with year-round liveability in mind, plus an in-ground pool for those warmer months.
\nLand value continue to soar as developments such as\u00a0Zeally Sands have minimal land available to secure in their remaining stages.<\/p>\n

Stage 16B of the\u00a0Zeally\u00a0Sands has once again sold out averaging a sale price of $767 p\/sqm with all 10 blocks of land selling.
\nThe highly anticipated auction of the Barwon Water land release in Anglesea, saw some great results over the weekend with all six vacant lots selling from $547,000 to $595,000 with the Cottage in Harvey Street achieving $660,000.<\/p>\n

The interest levels were very high which resulted in great competition during the auctions.\u00a0\u00a0While there are advantages to selling at every time of the year, the early timing of Easter this year means that houses and gardens will still look their best into the coming months.<\/p>\n","protected":false},"excerpt":{"rendered":"
