Eaglehawk subdivision approved for start
THE City of Greater Bendigo has recently approved an eight-lot subdivision at 213-221 Jobs Gully Road in Eaglehawk.
The development is also includes a large 4172-square-metre lot a planning permit for 19 two storey, two and three bedroom, townhouses and is currently for sale through of Leaselink Property Consultants.
Leaselink sales agent Charles Gauci said he expects good interest in this site.
“When the development is completed it will provide much needed affordable housing to Bendigo and also provides an energy efficient design to ensure the ongoing running costs for future occupiers is kept to a minimum,” he said.
The predominantly modern suburb of Eaglehawk can offer reasonable affordability and includes public amenities and retail offerings like leisure centres, a bowling club, police station, post office, skate park, park lands and sports ovals, Star Cinema, Aldi and IGA supermarkets, Subway, KFC and much more.
With tree lined streets, plenty of lakes and play areas, Eaglehawk has earned itself a reputation as Bendigo’s best-kept secret.
In late 2022, Canstar published its annual Rising Stars Report which identifies 110 promising property locations around the country based on sales volume, price growth, vacancy rates and rental growth and provided their top 10 ranked suburbs tipped for growth.
Eaglehawk was ranked in the top 10 suburbs nationally.
As part of the City of Greater Bendigo approval development plan for the site was also okayed.
It includes land designated for a childcare centre which will be operated by Eden Academy and is set to offer 116 places.
Construction is due to start in December this year and is due to open in early 2025.
This centre will cater for the additional demand for childcare created by the recent most COVID tree change of families to regional areas and in particular to the Eaglehawk and Jackass Flat area which has seen substantial growth.
The subject site is ideally located halfway between Epsom and Eaglehawk Primary schools.
A statement from Leaselink Property Consultants said with Bendigo’s household demographic including a large proportion of parents and homebuilders, developments like 213-221 Jobs Gully Road provides affordable housing on smaller blocks of land to service those groups.
