	{"id":79705,"date":"2021-11-27T04:48:19","date_gmt":"2021-11-26T17:48:19","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/bendigotimes\/?p=79705"},"modified":"2021-11-23T16:50:27","modified_gmt":"2021-11-23T05:50:27","slug":"detached-home-building-to-remain-strong","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/bendigotimes\/real-estate\/detached-home-building-to-remain-strong\/","title":{"rendered":"Detached home building to remain strong"},"content":{"rendered":"<p>The Housing Industry Association\u2019s most recent economic and industry outlook report, which includes updated forecasts for new home building and renovations activity throughout Australia, confirms that demand for new detached home construction has remained strong because of economic lockdowns.<\/p>\n<p>HIA Chief Economist Tim Reardon said that demand for new detached and multi-unit housing has remained strong, suggesting that the current boom in home building will be sustained throughout 2022.<\/p>\n<p>\u201cThere has been a clear shift towards lower density housing during the pandemic and this trend does not appear to show signs of slowing,\u201d he said.<\/p>\n<p>\u201cThis shift is not just those in units moving to detached housing but includes a shift to fewer people per household.<\/p>\n<p>\u201cAs a result, we have seen a significant change in the volume, type and location of new homes.\u201d<\/p>\n<p>Leading indicators of demand show that the demand for new detached homes remains strong.<\/p>\n<p>Sales since the end of HomeBuilder &#8211; between April and October &#8211; are the strongest they have been since 2017 when over 115,000 detached homes commenced construction.<\/p>\n<p>\u201cThis strong level of home building activity suggests that the current boom in residential construction will be sustained throughout 2022,\u201d Mr Reardon said.<\/p>\n<p>\u201cThe full impact of the loss of migration is yet to fully impact demand for detached housing and a rise in interest rates will mark the end of this COVID building boom.<\/p>\n<p>\u201cThe shift to lower density is also the likely driver of recent demand for multi-units.\u201d<\/p>\n<p>Approvals for multi-units were 34.3 per cent higher in the September quarter than the same quarter a year earlier.<\/p>\n<p>This is being driven by both medium density housing and high-rise apartments.<\/p>\n<p>\u201cInvestors are looking through the haze of the pandemic to a brighter outlook on the other side,\u201d Mr Reardon said.<\/p>\n<p>\u201cAffordability constraints are also pushing households, particularly first home buyers, back to townhouses and apartments.\u201d<\/p>\n<p>The industry is expected to run at capacity throughout 2022, constrained by the availability of land, labour and materials.<\/p>\n<p>Over the year to September, the price of skilled trades increased by 5.2 per cent, while the price of materials as measured by the ABS increased by 8.0 per cent.<\/p>\n<p>The price of residential land increased by 8.5 per cent in the 2020\/21 financial year. This has led to an increase in the cost of a new house and land package.<\/p>\n<p>Mr Reardon said that these cost increases have not led to constraints on access to finance, as the cost of an established home has increased significantly faster.<\/p>\n<p>\u201cIn this outlook, we have reviewed our medium-term forecasts, the COVID pandemic has had a material impact on key drivers for housing demand including density, location and type of housing,\u201d he said.<\/p>\n<p>\u201cIt is anticipated that the COVID pandemic will see fewer homes built in Sydney and Melbourne over the decade than was previously forecast.<\/p>\n<p>\u201cAll other regions benefit from this shift in location of housing.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The Housing Industry Association\u2019s most recent economic and industry outlook report, which includes updated forecasts for new home building and renovations activity throughout Australia, confirms that demand for new detached home construction has remained strong because of economic lockdowns.
