{"id":80977,"date":"2022-02-12T04:50:27","date_gmt":"2022-02-11T17:50:27","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/bendigotimes\/?p=80977"},"modified":"2022-02-27T11:21:27","modified_gmt":"2022-02-27T00:21:27","slug":"suburb-by-suburb-snapshot-jackass-flat-2","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/bendigotimes\/real-estate\/suburb-by-suburb-snapshot-jackass-flat-2\/","title":{"rendered":"Suburb by suburb snapshot &#8211; Jackass Flat"},"content":{"rendered":"<p>Jackass Flat is a suburb of the City of Bendigo 6.5 kilometres north of the central business district.<\/p>\n<p>The size of the locality is approximately 2.9 square kilometres and has two parks covering nearly 24 per cent of total area.<\/p>\n<p>The population in 2011 was 301 people and by the 2016 Census it was 1124, showing a huge population growth of 273.4 per cent in the area during that time.<\/p>\n<p>Until late last decade Jackass Flat was predominantly privately held large allotments with rural living and agriculture use, before the City of Greater Bendigo identified it as a new development area.<\/p>\n<p>One of four such sites established during that time, the land was rezoned following amendment C60 and the Bendigo Residential Development Strategy.<\/p>\n<p>As part of that plan 170 hectares of land on the northern fringe of Bendigo, in between the established urban spines of Epsom to the east and Eaglehawk to the west was set out for development.<\/p>\n<figure id=\"attachment_80978\" aria-describedby=\"caption-attachment-80978\" style=\"width: 300px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-80978\" src=\"https:\/\/timesnewsgroup.com.au\/bendigotimes\/wp-content\/uploads\/2022\/02\/5-Buxton-Street-Jackass-Flat-300x181.jpg\" alt=\"\" width=\"300\" height=\"181\" srcset=\"https:\/\/static.timesnewsgroup.com.au\/prod\/uploads\/sites\/24\/2022\/02\/5-Buxton-Street-Jackass-Flat-300x181.jpg 300w, https:\/\/static.timesnewsgroup.com.au\/prod\/uploads\/sites\/24\/2022\/02\/5-Buxton-Street-Jackass-Flat.jpg 767w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-80978\" class=\"wp-caption-text\">This four-bedroom Jackass Flat home built in 2016 sold recently for $655,000.<\/figcaption><\/figure>\n<p>The site was bound by Jobs Gully Road and the Neangar Park Golf Club to the west, Edwards Road to the south, Callahan Road, Howard Street and Bendigo Regional Park to the north and part of the Coliban Water aqueduct to the east.<\/p>\n<p>As a result of the rapid residential development, the area has been popular with the younger generation with the median age of residents siting at 26 which is one of the lowest in the state.<\/p>\n<p>It has also been one of the few places in Vitoria where renters outnumbered owner occupiers.<\/p>\n<p>CoreLogic data indicates that the predominant age group in Jackass Flat is 20-29 years with households in Jackass Flat being primarily couples with children and are likely to be repaying $1400 &#8211; $1799 per month on mortgage repayments, and in general, people in Jackass Flat work in a labourer occupation.<\/p>\n<p>In 2011, 84.4 per cent of the homes in Jackass Flat were owner-occupied compared with 45.6 per cent in 2016.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>TITBIT:<\/strong><\/p>\n<p>The Jackass Flat Nature Conservation Reserve is a 73.4 hectare reserve that was established in 1980 and is managed by Parks Victoria.<\/p>\n<p>&nbsp;<\/p>\n<p>Population: 1,141<\/p>\n<p>Male: 47.5%<\/p>\n<p>Female: 52.5%<\/p>\n<p>Median age: 26<\/p>\n<p>5-year population change: 273.4%<\/p>\n<p>House median value: $560,000<\/p>\n<p>Change in Median Price: (5yrs) is 33.1%<\/p>\n<p>Median asking rent per week: $390<\/p>\n<p>Average length of ownership: 5 years<\/p>\n<p>Owner occupiers:45%<\/p>\n<p>Renters: 55%<\/p>\n<p>&nbsp;<\/p>\n<p>House median sale price:<\/p>\n<p>October 2021: $450,000<\/p>\n<p>October 2020: $360,000<\/p>\n<p>October 2019: $329,000<\/p>\n<p>October 2018: $310,000<\/p>\n<p>October 2017: $299,000<\/p>\n<p>&nbsp;<\/p>\n<p>House sales per annum:<\/p>\n<p>Period ending October 2021: 59<\/p>\n<p>Period ending October 2020: 33<\/p>\n<p>&nbsp;<\/p>\n<p>Land median sale price:<\/p>\n<p>October 2021: $133,950<\/p>\n<p>October 2020: $137,500<\/p>\n<p>&nbsp;<\/p>\n<p>Land sales per annum:<\/p>\n<p>Period ending October 2021: 23<\/p>\n<p>Period ending October 2020: 49<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Jackass Flat is a suburb of the City of Bendigo 6.5 kilometres north of the central business district.
