A dozen double-storey townhouses planned for Norlane
AN EMPTY Norlane house block would be developed to host 12 townhouses under a planning proposal lodged with the City of Greater Geelong.
But the proposed density of the two-storey proposal has raised concerns with city planners, with developers seeking a tweak to planning outcomes.
Indicative plans show three two-bedroom properties and nine three-bedroom residences all of two-storeys for the 2,022sqm block at 78 Donnybrook Road.
Other multi-dwelling developments have also been built nearby on similar blocks at the Norlane street, though those are predominantly one-storey buildings that the city indicated were more in keeping with existing town character.
The proposal is considered a high-density development due to its concentration of homes in the available land, which is not preferred in the city’s planning strategies for the area.
But planners argued in their submissions that changing circumstances meant the city should consider providing an exception for their proposal.
“It may not be ideal to use neighbouring properties as a benchmark for this development.
“The previous development was completed more than 15 years ago, and since then, significant changes have taken place in the building industry.
“Pursuing a similar development today may not be financially viable, considering the current costs and expected returns.
“Our primary focus is to ensure that our clients’ needs are met while also adhering to all relevant regulations and standards set by the council.”
Designers also indicated they made adjustments during the planning process which included minimising “overall bulk” of buildings and shifting driveways to reduce impacts on neighbouring pedestrians.
The city is advertising the plans until Thursday, June 29.
