Amendment adopted for South Geelong UDF

THE City of Greater Geelong has adopted an amendment to the South Geelong Urban Design Framework (UDF) into the Great Geelong Planning Scheme.
The decision was made following an independent panel’s report and paves the way for more diverse housing, improved accessibility and preservation of places or heritage significance.
The amendment applies to the land surrounded by Latrobe Terrace, Fyans Street, Garden Street and Mckillop Street, it will also include new key development areas in Moorabool Street and the Barwon Water site on Lonsdale Street.
Also included in the area is South Geelong Station, Kardinia Park, Fyans Street shops, Richmond Oval and Kardinia Aquatic Centre.
Public realm improvements will be implemented around the station including greenery and new paths to create a vibrant and sustainable precinct.
Geelong mayor Stretch Kontelj said the improvements would benefit residents, commuters and visitors.
“By adopting Amendment C432ggee, planning for a range of housing options in the South Geelong precinct can begin, in line with preservation of heritage
and neighbourhood character and design.
“This is just one of the ways Council is working towards increasing housing stock in convenient locations, as the housing squeeze continues across Australia.”
The UDF is implemented by introducing a new planning policy to expand the South Geelong
Increased Housing Diversity Area, extending the Heritage Overlay to almost 200 additional properties and rezoning key development areas.
An independent panel met in November 2024 to review the 51 public submissions, with 19 being accepting or providing comments and 32 objecting or requesting changes.
The panel, which included five submitters, was supportive of the amendment, finding it justified with a balanced approach to meeting community expectation and housing needs.
