New vision for Newcomb block
A NEWCOMB house would be knocked over to make way for a six-townhouse development at Portarlington Road under development plans.
The City of Greater Geelong is considering the plans to subdivide and build the two-storey dwellings at 134-136 Portarlington Road, at the corner of Helms Street.
The proposal would bulldoze the existing single-storey house at the 1,447-square-metre block for the subdivision to make two four-bedroom properties and two two-bedroom properties.
It would also remove current high-panel fences surrounding the block to improve its interface with surrounding properties and roads.
Planning documents say that “the proposal will provide for affordable, low maintenance housing and provide housing diversity within an established residential area” in line with council housing strategies.
“The subject site provides an ideal opportunity for an infill residential development, in particular given its three street abuttals and no significant site constraints.”
Planners also argued that their aim of a “modest, contemporary” development outcome would complement the area while also making better use if the site’s street abuttals.
“Overall the development delivers a highly articulated, modest contemporary design response for the site which will respect the existing neighbourhood character in a built form that recognises the predominantly single and double storey nature of dwellings within the surrounding area.
“The proposal will deliver a development outcome that provides good internal amenity for future residents, protects the amenity of adjoining properties and achieves environmentally sustainable design principles.”
