Proposal for riverside retirement estate
A 153-LOT retirement village could be built on the banks of the Barwon River under a new planning proposal.
The City of Greater Geelong is considering plans for the new estate at a greenfield site at De Goldis Road, Fyansford, which developers argue “provides a site-responsive design and allows for housing growth
and affordability”.
The new village would include single-storey properties with a community centre, bowling green and communal garden.
Planning documents argue the village would fit with the existing character of the Fyansford area that has seen significant housing growth in the last decade and longer.
The build would also include an upgrade of the existing De Goldis Road to cater for increased traffic.
Properties would mostly be two bedrooms as developers aim to create affordable retirement housing options for Geelong residents.
The proposed housing created would be available for a discount of around 20 to 25 per cent on surrounding properties.
The planning report indicated that the proposal responded to “a need for diverse housing options for Australia’s ageing population”.
“This is particularly the case in Geelong where there is a higher share of older residents and an ageing population, necessitating appropriate and affordable housing options to cater for older people transitioning into retirement and beyond,” the report stated.
“There are few other suitable sites within urban Geelong that are large enough to accommodate the proposed development and allow for it to deliver housing at a price within the target range of 75 to 80 per cent of surrounding house prices.
“The proposal will assist in catering for the growing demand from residents who have limited financial resources to fund their retirement and need affordable housing options as they age.
“The subject site represents a good opportunity to introduce new affordable housing options to cater to Geelong’s ageing population.”
The plans are on exhibition until September 21.
