STRONG early demand is driving momentum at Hendricks Business Park, with buyers moving quickly to secure a foothold in one of the Surf Coast’s newest commercial precincts.

The business park – a collection of 29 architecturally designed warehouses developed by Kiel&Co and presented by Natural Real Estate – has attracted sustained interest since launching in October last year.

Since then, 13 of the 29 warehouses have already been sold, reflecting the appetite for quality, flexible commercial space in Torquay.

Located at 1–29/11 Supertubes Drive, the development adds new dimension to Torquay’s tightly held industrial market, combining practical functionality with a considered, design-led finish.

Conceived in response to the region’s growing professional and entrepreneurial base, Hendricks Business Park fills a clear gap in the local market.

More than just storage, it has been designed as a place where local operators can start, grow and scale their businesses without leaving Torquay, while also bringing new jobs, services and investment into the heart of the town.

Natural Real Estate senior sales consultant Craig Kerr said interest had come from a wide range of buyers.

“We’ve seen solid interest from a variety of local business owners, some who started in their garage and have outgrown their home space,” he said.

“It’s a real mix, from plumbing businesses and blind companies to retired engineers who just want somewhere to tinker, along with quality storage.”

Each warehouse has been crafted with versatility in mind, with floor plans ranging from 66sqm to 180sqm.

High-end inclusions, sleek kitchenettes and mezzanine options allow owners to configure spaces for office use, storage or workshop environments, while an abundance of natural light creates a more inviting setting for both staff and clients.

“The quality of the build and the flexibility of the layouts have really stood out,” Kerr said.

“The mezzanine options in particular have been a big tick for buyers, providing office space or additional storage.”

The appeal extends beyond traditional business use, with the flexibility of the warehouses opening the door to owner-occupiers and long-term investors.

“You don’t need to run a business,” Kerr said. “Mum and dad buyers are seeing the flexibility to use the space now for personal use, with future options as a hassle-free commercial investment.

“Several buyers have used their self-managed super funds to purchase. It shows real confidence in this type of asset.

“Investors are recognising the upside here too: low fuss returns, quality build and a coastal location people want to be part of.”

With a selection of warehouses still available, buyers have the opportunity to secure a professional, versatile and attractive space that matches their lifestyle and commercial ambitions.
