The property has been marketed as a prime development opportunity at the northern fringe of the city’s CBD, with the recently approved Central Geelong Framework Plan permitting development of up to 21 metres in the activity centre.

The Western beach precinct has been a highly targeted area in recent years for its development potential, with its largely industrial current uses seen as more suited to commercial or high-density residential projects at the gateway to the city.
