In a challenging market, McGrath Estate Agents Armstrong Creek have just transacted the highest recorded sold result in Armstrong Creek in more than two years, and in just seven days of being on the market.

 

The near-new two storey-home at 73 Ambrosia Drive was sold for $1,180,000 after 13 inspections on the first weekend, with three offers, leading to the sale after the first open.

 

McGrath director Sam Parsons said this was the highest advertised sale in Armstrong creek over the past two years

“The beautiful Hampton inspired home was spot on.

 

“This standout property is in a great location facing the creek and attracted a great deal of interest.

“We had about a 50/50 mix of buyers from Melbourne and the regions with the eventual buyer coming from regional Victoria with a plan to make this home.”

 

Mr Parsons said the overall market hac been challenging in the $700,000 to $800,000 price point due to supply and many good buying opportunities.

“It is though, a good time for buyers to put their thinking caps on as these current market conditions are bound to turn, especially coming into summer.”

 

According to CoreLogic, Armstrong Creek’s medium house price sits at $690,000 with this area seeing over 380 sales in the past 12 months. The median days on market sits at 33.
