Premium acreage properties in high demand
STELLAR results continue to be achieved by the team at McCartney Real Estate with two high-profile Surf Coast property sales going through in recent days.
Director Tim Carson said both multi-million-dollar acreage properties had generated plenty of buyer interest and sold well above price expectations.
The first, “Breawood” at 110 Addiscot Road in Bellbrae, attracted potential buyers from Melbourne, Geelong, locally and interstate.
The stunning 6.5 acre lifestyle property featured a four-bedroom home with a dream chef’s kitchen with 170-bottle capacity Vintec wine fridge, swimming pool, tennis court and expansive decking.
“It was a really good high-quality build and the owners were looking to downsize,” Tim said.
“I can’t disclose the final sale price but we were quoting $4.2m to $4.5m.
“This property was quite unique in that it was a very usable six acres with room for people to have a horse, some sort of livestock or room to ride a motorbike.
“The home itself had been renovated 18 months ago and it just created a lot of interest.”
Tim said Breawood was purchased by a couple from Byron Bay with two children aged eight and six, with the stunning property perfectly suiting their needs.
The second property at 95 Bones Road in Bells Beach featured two homes in an idyllic setting among the iron bark trees on four-and-a-half acres.
“This one was owned by a French gentleman and his partner which was beautifully styled, really rustic and eclectic, and had the addition of a studio which was permitted,” Tim said.
“We had 40 people through and our estimated price range there was $2.75m to $2.85m and it sold significantly over that for an undisclosed price.”
A Melbourne buyer snapped up the premium Bells Beach property prior to the closure of the expressions of interest date.
“The properties that used to maybe take a bit longer to sell, there is now a lot more interest at that price level,” Tim said.
“The market is still really strong and really buoyant, there are no signs of it slowing down.
“The reason why the market is so strong is that your buyers are from everywhere – you’ve got people from Melbourne, you’ve got people coming off the land who have sold farms and interest rates have never been better.
“People aren’t travelling overseas and are now shifting their focus to buying a holiday home on the coast here, rather than say Queensland or New South Wales, because they have that accessibility and can use it a lot more.”
Tim said the level of buyer interest in Torquay and surrounds was demonstrated by a recent sale at 29 Scott Avenue in Torquay which only lasted five days on the market.
“We were quoting $640,000 to $660,00 and we had 30 people through at the open and it sold for $810,000 – it was amazing,” he said.
