	{"id":125528,"date":"2026-01-03T13:45:11","date_gmt":"2026-01-03T02:45:11","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/geelongtimes\/news\/investors-shy-away-from-short-term-rentals\/"},"modified":"2026-01-03T13:50:07","modified_gmt":"2026-01-03T02:50:07","slug":"investors-shy-away-from-short-term-rentals","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/geelongtimes\/real-estate\/investors-shy-away-from-short-term-rentals\/","title":{"rendered":"Investors shy away from short-term rentals"},"content":{"rendered":"<p>Short-term rental accommodation remains largely off the radar for property investors, with a new national survey revealing overwhelming preference for traditional long-term rental housing.<\/p>\n<p>According to the most recent 2025 Property Investment Professionals of Australia (PIPA) Annual Investor Sentiment Survey, more than 90 per cent of property investors have no exposure to short-term rental accommodation (STRA).<\/p>\n<p>The survey of more than 850 investors around the nation found that STRA is widely regarded as higher risk, more work, and less reliable than traditional long-term rental assets by property investors.<\/p>\n<p>The results revealed that 92.1 per cent of survey respondents reported none of their properties being rented as STRA, and only 1.7 per cent of investors who purchased in the past 12 months intended those properties for STRA.<\/p>\n<p>When asked about returns, just 22.1 per cent believed STRA delivered better returns than long-term rentals, while nearly half (48.3 per cent) were unsure.<\/p>\n<p>Concerns about risk and workload were even more pronounced, according to the survey results, with more than 60 per cent of respondents indicating STRA carries higher risks of property damage compared to long-term rentals, as well as more work to manage.<\/p>\n<p>Over the past five years, some 87 per cent of respondents confirmed they had never rented a property out as STRA, underscoring the negligible role of short-term rentals in serious property investment strategies.<\/p>\n<p>PIPA chair, Cate Bakos, said the results highlight the pragmatism of experienced investors.<\/p>\n<p>&#8220;The survey makes it abundantly clear that STRA properties are not on the radar of many investors,&#8221; Ms Bakos said.<\/p>\n<p>&nbsp;<\/p>\n<figure id=\"attachment_177651\" aria-describedby=\"caption-attachment-177651\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-177651\" src=\"https:\/\/static.timesnewsgroup.com.au\/prod\/uploads\/sites\/2\/2026\/01\/PIPAChairCateBakos20_88139-673x1024.jpeg\" alt=\"\" width=\"600\" height=\"913\" \/><figcaption id=\"caption-attachment-177651\" class=\"wp-caption-text\">PIPA chair, Cate Bakos, said the results of the Annual Investor Sentiment Survey highlight the pragmatism of experienced investors.<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<p>&#8220;More than nine in 10 respondents have no STRA exposure, and the overwhelming majority see them as higher risk and more work.&#8221;<\/p>\n<p>She said that investors are already under pressure from rising compliance costs, tenancy reforms and increased land taxes, without the added headaches that holiday homes can bring to the table.<\/p>\n<p>PIPA believes the unpredictability of STRA properties simply doesn&#8217;t stack up for those who are serious about building wealth through property, with holiday home locations generally considered speculative rather than strategic by property investment professionals.<\/p>\n<p>Ms Bakos said investors are telling PIPA &#8220;loud and clear&#8221; that they want to contribute to the long-term rental pool, not chase short-term gains.<\/p>\n<p>&#8220;STRA properties may look attractive because of their high nightly rental rates, but they generally don&#8217;t align with the fundamentals that underpin successful property investment,&#8221; she said.<\/p>\n<p>In the broader survey results, property investors nominated Melbourne (40.7 per cent), Brisbane (16.5 per cent) and Perth (9.2 per cent) as the best places to invest over the next year, with respondents citing long-term capital growth prospects (70.3 per cent), low vacancy rates (41.5 per cent), and major infrastructure spending (37.1 per cent) as their key motivators.<\/p>\n<p>The survey further revealed that 59.3 per cent of investors believe the next 12 months is a good time to buy, despite rising costs and legislative reforms.<\/p>\n<p>&#8220;This year&#8217;s survey shows that most investors are committed to providing stable, long-term housing,&#8221;
