I’ve been asked lately what the impacts of the Iran war, rising oil prices and the resulting inflation surge will be on house prices. And the answer is, very generally, nil in the short-term.<\/span><\/p>\n

However, if this crisis lasts a long time and begins to fundamentally change the way we live, then yes, there is a real possibility that the property market could fundamentally change.<\/p>\n

It’s more likely that this will eventuate over the years following the crisis, rather than in the short-term.<\/p>\n

The resilience within our property sector is driven by the fact that “owner-occupiers” dominate our markets \u2013 66 per cent of all dwellings. They are less reactive to daily headlines or crisis implications.<\/p>\n

What has underpinned the Australian market for the last decade is the chronic shortage of housing. This undersupply, in the face of a constant annual migration intake of over 300,000, means property prices cannot easily fall, as demand remains constant.<\/p>\n

History shows that our housing market will absorb the uncertainty through lower volumes, not lower prices.<\/p>\n

During the OPEC oil crisis of the early 1970s, inflation surged while supply remained tight. This was much like the current situation. House prices then increased between 34 per cent and 86 per cent.<\/p>\n

In the early 2000s, there was the Dot-Com bust and 9\/11 tragedy, with heavy rate cuts and increased investor demand. House prices then increased between 33 per cent and 67 per cent.<\/p>\n

In 2008-2011, the Global Financial Crisis. Governments responded with large economic stimulus and low rates, and property prices only increased between 6 per cent and 12 per cent.<\/p>\n

All three of these examples resulted in some structural change to the way we live. Think back to the 2020-2023 COVID pandemic. Governments again provided stimulus, low interest rates and then there was an influx of migration, and property prices increased between 14 per cent and 52 per cent.<\/p>\n

The broader economic changes that could impact property values in these times are: inflation driven by commodity prices, higher interest rates and low wage growth, all of which lead to a higher cost of living.<\/p>\n

The real fundamental changes will need to come from how we live. If petrol prices stay high, will people stop driving to work and turn to public transport? Will they prioritise buying a house closer to their work instead of near the beach?<\/p>\n

A shift toward living closer to our workplaces may also mean a broader acceptance of apartments over detached dwellings.<\/p>\n

Traditionally, Australians have wanted the dream of a backyard and a garage. This dream may now make way for the practical benefit of living in an apartment closer to work, where a car is no longer needed.<\/p>\n

People may even start shifting back to accepting smaller homes or buying as larger family groups, sharing accommodation with multiple generations to ease the burden of rising energy costs, sharing grocery bills and reducing household costs.<\/p>\n

Property is not something you can sell in an instant and these decisions take time to manifest. Any long-term fundamental shift in how we live will not happen overnight in a crash scenario!<\/p>\n

Historically, during crises, we see more people moving toward tangible, bricks-and-mortar assets. I also note that overseas investors believe that, being remote and with a stable domestic economy and government, Australia is a haven to ride out such crises.<\/p>\n

It is highly likely we will see a greater influx of overseas and domestic investor demand into our local market.<\/p>\n

For well-capitalised, long-term property investors, periods of uncertainty like this are perceived as great opportunities. This is money-making time if you are ready for it.<\/p>\n

To quote Warren Buffett: “Be fearful when others are greedy and greedy when others are fearful.”<\/p>\n
