THE Torquay and Jan Juc property market continues to show solid activity, with strong buyer interest balanced by ongoing price sensitivity.<\/p>\n

Speaking on the latest Natural Real Estate podcast, senior sales consultant Kellie Papworth said correctly priced homes are still attracting competition and delivering results.<\/p>\n

“We’re seeing consistent activity,” she said. “When homes are priced in line with the market, buyers are engaging and competing.”<\/p>\n

The most active segment locally remains between $900,000 and $1.2 million.<\/p>\n

Director Shaun O’Callaghan said the market was operating at “two speeds”, with some buyers moving quickly while others remained cautious.<\/p>\n

“Buyers need a compelling reason to act,” he said. “There can be hesitation, but once they find the right property, the enthusiasm is there.”<\/p>\n

He said the overall number of transactions pointed to a healthy market, despite broader economic concerns.<\/p>\n

“There’s a perception things are slowing, but when you look at the volume of sales, the market is still moving,” O’Callaghan said.<\/p>\n

Head of sales Chris Henson said the current conditions point to a more balanced market across the Surf Coast.<\/p>\n

“It’s not a buyer’s market and it’s not a seller’s market,” he said. “It’s more balanced. If a property is priced well, there are buyers there.”<\/p>\n

Rental conditions remained tight throughout the summer period, particularly in Jan Juc, where supply continues to lag behind demand.<\/p>\n

“On average, there has only been one or two properties available for rent in Jan Juc,” O’Callaghan said. “That shortage naturally increases competition.”<\/p>\n

Looking ahead, the team expects current conditions to carry into 2026, with pricing, preparation and buyer confidence set to remain key.<\/p>\n

O’Callaghan said finance readiness would play a bigger role for buyers.<\/p>\n

“People tend to find the right home before they’re fully ready,” he said. “Making sure finance is in place is one of the most important steps.”<\/p>\n

Papworth said strategy will remain critical for sellers entering the market.<\/p>\n

“It’s more important than ever to be priced correctly from the very beginning,” she said. “Buyers are there, but they’re more considered in how they act.”<\/p>\n

The team agreed the market is likely to remain balanced, creating opportunities for well-prepared buyers and sellers.<\/p>\n

The podcast also marked a milestone for Natural Real Estate, with O’Callaghan reflecting on a decade since founding the business.<\/p>\n

Originally a carpenter, he entered real estate through an unexpected opportunity before launching his own agency.<\/p>\n

“I knew I wanted to help people and do it in a way that felt real,” O’Callaghan said.<\/p>\n

He said building a strong team had been central to the agency’s success.<\/p>\n

“You’ve got to surround yourself with genuinely good people who are experts in what they do and are committed to getting better,” he said. “That flows through to the experience our clients have.”<\/p>\n
