	{"id":129151,"date":"2026-04-04T04:00:00","date_gmt":"2026-04-03T17:00:00","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/geelongtimes\/?p=129151"},"modified":"2026-04-01T20:05:47","modified_gmt":"2026-04-01T09:05:47","slug":"torquay-and-jan-juc-market-stays-active","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/geelongtimes\/real-estate\/torquay-and-jan-juc-market-stays-active\/","title":{"rendered":"Torquay and Jan Juc market stays active"},"content":{"rendered":"<p>THE Torquay and Jan Juc property market continues to show solid activity, with strong buyer interest balanced by ongoing price sensitivity.<\/p>\n<p>Speaking on the latest Natural Real Estate podcast, senior sales consultant Kellie Papworth said correctly priced homes are still attracting competition and delivering results.<\/p>\n<p>&#8220;We&#8217;re seeing consistent activity,&#8221; she said. &#8220;When homes are priced in line with the market, buyers are engaging and competing.&#8221;<\/p>\n<p>The most active segment locally remains between $900,000 and $1.2 million.<\/p>\n<p>Director Shaun O&#8217;Callaghan said the market was operating at &#8220;two speeds&#8221;, with some buyers moving quickly while others remained cautious.<\/p>\n<p>&#8220;Buyers need a compelling reason to act,&#8221; he said. &#8220;There can be hesitation, but once they find the right property, the enthusiasm is there.&#8221;<\/p>\n<p>He said the overall number of transactions pointed to a healthy market, despite broader economic concerns.<\/p>\n<p>&#8220;There&#8217;s a perception things are slowing, but when you look at the volume of sales, the market is still moving,&#8221; O&#8217;Callaghan said.<\/p>\n<p>Head of sales Chris Henson said the current conditions point to a more balanced market across the Surf Coast.<\/p>\n<p>&#8220;It&#8217;s not a buyer&#8217;s market and it&#8217;s not a seller&#8217;s market,&#8221; he said. &#8220;It&#8217;s more balanced. If a property is priced well, there are buyers there.&#8221;<\/p>\n<p>Rental conditions remained tight throughout the summer period, particularly in Jan Juc, where supply continues to lag behind demand.<\/p>\n<p>&#8220;On average, there has only been one or two properties available for rent in Jan Juc,&#8221; O&#8217;Callaghan said. &#8220;That shortage naturally increases competition.&#8221;<\/p>\n<p>Looking ahead, the team expects current conditions to carry into 2026, with pricing, preparation and buyer confidence set to remain key.<\/p>\n<p>O&#8217;Callaghan said finance readiness would play a bigger role for buyers.<\/p>\n<p>&#8220;People tend to find the right home before they&#8217;re fully ready,&#8221; he said. &#8220;Making sure finance is in place is one of the most important steps.&#8221;<\/p>\n<p>Papworth said strategy will remain critical for sellers entering the market.<\/p>\n<p>&#8220;It&#8217;s more important than ever to be priced correctly from the very beginning,&#8221; she said. &#8220;Buyers are there, but they&#8217;re more considered in how they act.&#8221;<\/p>\n<p>The team agreed the market is likely to remain balanced, creating opportunities for well-prepared buyers and sellers.<\/p>\n<p>The podcast also marked a milestone for Natural Real Estate, with O&#8217;Callaghan reflecting on a decade since founding the business.<\/p>\n<p>Originally a carpenter, he entered real estate through an unexpected opportunity before launching his own agency.<\/p>\n<p>&#8220;I knew I wanted to help people and do it in a way that felt real,&#8221; O&#8217;Callaghan said.<\/p>\n<p>He said building a strong team had been central to the agency&#8217;s success.<\/p>\n<p>&#8220;You&#8217;ve got to surround yourself with genuinely good people who are experts in what they do and are committed to getting better,&#8221; he said. &#8220;That flows through to the experience our clients have.&#8221;<\/p>\n<p>Got a question about buying, selling or the market?
