<\/p>\nA 17-YEAR-OLD floodplain overlay on five Armstrong Creek estate areas has been revoked by the City of Greater Geelong (CoGG), clearing the way for prospective owners to build on the lots.<\/p>\n
The decision agreed upon by the council at its meeting last week will result in another stage of new lots in Warralily Estate, fronting Ambrosia Drive.<\/p>\n
Council engineers recommended that the flood prone status can be removed after assessing that internal drainage, road construction and earthworks can contain potential floodwaters from a 100-year event within road and drainage reserves.<\/p>\n

“The works have resulted in the lots being protected from flooding during a major storm event that has a one per cent probability of occurring in any one year and occurs on average once in 100 years. This is the required standard for new subdivisions,” the City Services report states.<\/p>\n
“Council is responsible to the community to provide the best possible information on areas that are flood prone.<\/p>\n
“The removal of flood prone designation allows owners to build on their land without a special permit from the city, and without raising the floor level of their home.”<\/p>\n
Council further noted that cancelling the flood prone status further assists property owners with reduced property insurance costs.<\/p>\n","protected":false},"excerpt":{"rendered":"
