A NEWCOMB house block would become six townhouses under a proposal lodged with Geelong council.<\/p>\n
Developers would knock down an existing dwelling at 70 Bellarine Highway for a new housing complex that they said would provide additional affordable housing options in an established residential area.<\/p>\n
The complex would include three three-bedroom homes and three two-bedroom properties, all three storeys tall.<\/p>\n
Its proposed location is opposite Newcomb Central shopping centre and within walking distance of Newcomb Secondary College.<\/p>\n
“The proposal is considered to accord with the objectives of this clause as the proposal seeks to provide for a net increase of five dwellings on the site in an area which benefits from excellent access to local services by foot, including the Newcomb Shopping Centre located immediately adjacent to the site,” planning document stated.<\/p>\n
“There has been significant design development (including pre-application feedback) of the design from original concept to the current resolved form that has sought to afford significant internal amenity through an efficient layout to be provided at each level (and rear communal open space area).<\/p>\n
“The site or immediately surrounding properties is not bound by a heritage or character overlay, demonstrating that there is a likelihood that the existing character, including the existing built form scale and design is anticipated to change via future development.<\/p>\n
“The proposed development will not have any detrimental impacts upon the built or natural environments, will complement the orderly planning of the surrounding area, and will not have any unacceptable impacts upon the amenity of adjoining properties or the surrounding area.”<\/p>\n
