Gartland Geelong has listed 39-45 Gordon Avenue, Geelong West, the site of a proposed “Gordon Towers” proposal, for sale.<\/p>\n
A permit approved in 2021 allows the site’s owner to build twin towers of eight and nine storeys, including rooftop terraces.<\/p>\n
The approved plans would include 135 king rooms and 35 suites, large office spaces, retail spaces and 370 car parks.<\/p>\n
The design from architects Clarke Hopkins Clarke links the towers with a plaza, hotel lobby, retail space, cafes and pedestrian access to Spring Street.<\/p>\n

The 3,692sqm listing also hints at the site’s potential to be converted into an apartment complex \u2013 subject to council approval \u2013 in the highly sought-after location on the edge of Pakington street and within walking distance of Geelong Train Station.<\/p>\n
“This once-in-a-generation chance to re-shape the landscape of Geelong West with an exceptional opportunity at 39-45 Gordon Ave,” the listing states.<\/p>\n
Expressions of interest for the property close on July 12.<\/p>\n
The Victorian Civil and Administrative Tribunal made the final call on the existing permit after the City of Greater Geelong had initially knocked back plans.<\/p>\n

Investors Gordon Avenue Property Trust bought the site in 2016 for just under $5 million.<\/p>\n
Its first proposal had suggested 13-storey towers with a 260-room hotel and 3,737sqm of floor space including offices, retail, dining and a health club.<\/p>\n
The city finalised its Gordon Avenue Urban Design framework (UDF) shortly after the VCAT decision. Its first draft allowed developments of up to 10 storeys for the subject site, but had reduced the limit to six storeys before its final decision.<\/p>\n","protected":false},"excerpt":{"rendered":"
