We\u2019re seeing <\/span>more rates of subdivision<\/span><\/a> across suburbs around metropolitan Melbourne and even along the city\u2019s outskirts. In coastal markets including in Geelong and high-demand areas like the townships across the Great Ocean Road, townhouse developments are also proving to be great investment options for regional property investors.<\/span><\/p>\n

But is a townhouse the right fit for your family over a floor-level unit, apartment, or a traditional standalone home? That\u2019s the question we\u2019ll be answering today, namely by outlining all the key considerations that need to be made before you look to buy a townhouse as an owner occupier.<\/span><\/p>\n

Insurance for Townhouses vs. Standalone Properties<\/span><\/h2>\n

Townhouses offer some financial advantages for first-home buyers, thanks to their lower market values when compared to standalone properties on non-subdivided lots. But buyers are encouraged to still consider the additional costs that accompany buying a strata title.\u00a0<\/span><\/p>\n

That being said, if you\u2019re unhappy with any particular policy, then chances are your neighbours may be unhappy too, in which case you can make a formal request with your strata manager to compare other policy options.\u00a0<\/span><\/p>\n

Balancing Smaller Floorplans with Low Maintenance Living<\/span><\/h2>\n

Another reason why townhouses maintain lower market values when compared to standalone properties is simply because of the limited space available across strata titles. For subdivided lots, title owners only have full ownership rights to the land outlined in their title, plus shared ownership rights to all common law property (i.e. the front nature strip, driveways, community pools, gyms, gardens, and other features and amenities that are used by all title owners).\u00a0<\/span><\/p>\n

Granted, you can\u2019t make unauthorised changes to common law property, which means that you can only make alterations to whatever falls within your defined title. This also makes renovations a little tricky for townhouse complexes, because any alterations to your townhouse, may end up affecting your neighbours in different ways, like obstructing their views or accidentally casting shade on their solar panels.\u00a0<\/span><\/p>\n

If you find a townhouse that aligns perfectly with your lifestyle and space needs, however, then this isn\u2019t a big issue. In fact, some homebuyers might actually enjoy buying into a townhouse complex where they won\u2019t have to worry about improvements, maintenance, or renovations, as all of this will be handled by your strata manager. So if you\u2019re happy to trade in a larger land plot and all the upkeep that comes with it for a smaller property title and less maintenance responsibilities, townhouse living may be perfect for you.<\/span><\/p>\n

Lifestyle Factor: Private Courtyards vs. Big Backyards<\/span><\/h2>\n

That being said, big backyards <\/span>have always been a staple of Aussie living<\/span><\/a> and with townhouses, sadly big private garden spaces aren\u2019t a guarantee. This is because strata lots have to take full advantage of their smaller floorplans to provide ample interior space, which makes designing garden areas a bit of an afterthought for townhouse developers.\u00a0<\/span><\/p>\n

In and around metro Melbourne, we\u2019re seeing townhouse developers make up for the lack of backyard space by at least creating private courtyard designs that help townhouse residents maintain access to private alfresco entertaining amenities. Across most Australian townhouse designs, you should have ample room to at least set up a backyard barbecue and a picnic bench or outdoor dining table. But a game of backyard cricket may not be as easy to set up.<\/span><\/p>\n

There is even more good news here, however, and that\u2019s that we\u2019re seeing more townhouse complexes being developed with larger communal green spaces, much like apartment buildings are investing in communal rooftop environments. So the next time you have the family over for a game of backyard cricket, you could be doing it in your complex\u2019s own private garden or park space. But it\u2019s ultimately up to you to decide whether you\u2019d want to trade in your own private backyard for a shared green space.<\/span><\/p>\n

The state of Victoria is investing heavily into the development of satellite cities like Geelong, Bendigo and Ballarat, both to take housing strain off of the Melbourne market, but also to revitalise regional economies. But as <\/span>public services continue to evolve<\/span><\/a> across satellite cities, first homebuyers in Melbourne still firmly have their sights set on metropolitan real estate.<\/span><\/p>\n
