NEGOTIATIONS are underway on the sale of a significant future employment landholding in Gheringhap with a number of parties.<\/p>\n
The expression of interest period for a 133ha property at 732 Fyansford\u2013Gheringhap Road, Gheringhap closed on Thursday 9 April.<\/p>\n
With a prominent position within the adopted Gheringhap Structure Plan, about 21ha of the land had been identified for employment, commercial and industrial uses.<\/p>\n
The site benefits from more than 1.6km of frontage to Fyansford\u2013Gheringhap Road and more than 1.1km to the Midland Highway.<\/p>\n
It is adjacent to rail line and about 8km from the Geelong Ring Road, 14km from the Port of Geelong and 27km from Avalon Airport.<\/p>\n
Colliers senior sales executive Chris Nanni said a national campaign was conducted for the property.<\/p>\n
“Geelong is one of Australia’s fastest-growing regional cities, and that growth is driving sustained demand for new employment land,” he said.<\/p>\n
“Gheringhap sits at a critical interface between Geelong and the major growth areas of Bannockburn and Batesford, making it a natural extension point for future development.<\/p>\n
“Golden Plains Shire has consistently identified Gheringhap as a long-term employment and infrastructure precinct, particularly for larger, land-intensive uses that can’t be easily accommodated within urban Geelong. Opportunities of this scale within that framework are increasingly rare.”<\/p>\n
Tim McIntosh, Colliers national director for retail middle markets, said the Midland Highway frontage is a “key differentiator”.<\/p>\n
“As traffic volumes and employment activity increase through this corridor, there is clear potential for highway-oriented commercial and restricted retail uses, including large-format showrooms and service-based retail that complement the employment precinct,” he said.<\/p>\n
“This is a location where commercial uses can grow alongside industrial activity, forming a highly visible and functional gateway employment hub for Geelong.”<\/p>\n
