Colliers International Ballarat<\/a> tasked with auctioning site as mortgage sale<\/strong><\/p>\n

IT didn\u2019t sell the first time round but now the former Bunnings trade warehouse is up for auction again.<\/p>\n

Colliers International Ballarat Managing Director, Andrew Lewis<\/a>, said the property at 19 Waringa Drive, Mitchell Park with a total land site of 6738 square meters was full of potential.<\/p>\n

The site includes thee warehouses and office space over 2288 square meters.<\/figcaption><\/figure>\n

Offered as vacant possession, the property previously went for auction in early November, but didn\u2019t reach the desired reserve of $1.9 million.<\/p>\n

It\u2019s now returned to the market with a lower expectation of between $1.5million and $1.7 million.<\/p>\n

\u201cThe original vendor has lost the property, so it\u2019s gone over to the mortgagee, so it\u2019s a mortgagee sale,\u201d Mr Lewis said.<\/p>\n

\u201cThe vendor had a price expectation, it didn\u2019t get to it, and now it\u2019s in the hands of the administrator and we\u2019ve been asked to take it to auction again.\u201d<\/p>\n

Set on a corner block, the existing buildings comprise three high clearance covered warehouses and office space over approximately 2288 square meters.<\/p>\n

However, Mr Lewis said the real potential was the surrounding land.<\/p>\n

\u201cThe main thing is the corner exposure and the additional land to the site,\u201d he said. \u201cIt\u2019s pretty well exposed site.<\/p>\n

\u201cIt\u2019s a good quality building and some 1800 square meters of additional land to it.\u201d<\/p>\n

As for who might buy the site and what could end up there, Mr Lewis said there were many options.<\/p>\n

\"\"\u201cIt would probably be an owner-occupier,\u201d he said. \u201cWe might get an investor, but it\u2019s more likely an owner-occupier.<\/p>\n

\u201cAnything can go in there. Storage, manufacture, you might almost get another big box retailer. It\u2019s pretty flexible and good zoning – Industrial 1.\u201d<\/p>\n

19 Waringa Drive, Mitchell Park goes under the hammer at 2pm on Friday, 6 December at the site.<\/p>\n
