FROM Pottsville to Kingscliff, the Northern Rivers coastline is seeing a shift in who is buying.<\/p>\n
The traditional sea-change buyer is being replaced by downsizers and retirees seeking low-maintenance coastal living without giving up space or quality.<\/p>\n
At the centre of that shift are Maddison Road, a specialist development and project marketing group, and Witheriff Group, which operates across residential sales, property management and projects.<\/p>\n
Together, the groups are delivering and marketing 15 projects across the corridor, with values ranging from $10 million to $150 million.<\/p>\n
Matt Nielsen, of Maddison Road, said the change in buyer profile is clear.<\/p>\n
“Today’s downsizer is deliberate. They’re financially secure, design-aware and focused on lifestyle,” he said.<\/p>\n
“They want architectural integrity, walkability, security, and the ability to lock up and travel, but they don’t want to compromise on space or finish.”<\/p>\n
Nick Witheriff said the group’s structure provides insight into how buyers are moving through the market.<\/p>\n
“Our business operates across residential sales, rentals and projects, so we see the full lifecycle of property in this region,” he said.<\/p>\n
“That gives us insight into how people are transitioning from the family home into a more manageable, high-quality coastal residence.”<\/p>\n
The Pottsville to Kingscliff stretch has matured into a tightly held lifestyle corridor, with much of the demand coming from local residents choosing to stay within their communities.<\/p>\n
There is also strong enquiry from Brisbane and the Gold Coast, with some buyers securing properties ahead of retirement within five to ten years.<\/p>\n
This shift is influencing how projects are designed, with a focus on larger floorplans, lift access, secure parking and high-end finishes within smaller-scale developments.<\/p>\n
“We’re not building volume product. Each project is considered in scale, design and location,” Witheriff said.<\/p>\n
“Our focus is long-term liveability, which aligns with the owner-occupier market driving this region.”<\/p>\n
A significant proportion of these homes are secured off-plan, often for the first time by downsizers.<\/p>\n
“Our role is to create clear optics around the entire journey, from plans and specifications through to contract structure and delivery timeframes,” Nielsen said.<\/p>\n
“When people understand the process, they can make informed decisions with confidence.”<\/p>\n
Many developments remain off-market during early planning and release phases, with access often offered first to existing clients and qualified buyers.<\/p>\n
“There’s a misconception that the best opportunities are found online,” Nielsen said.<\/p>\n
“In reality, many of our projects are introduced quietly.”<\/p>\n
Shaun Carney, head of projects at Witheriff Group, said staged releases help manage delivery and demand.<\/p>\n
“It allows us to maintain quality control and respond to genuine owner-occupier demand rather than speculative momentum,” he said.<\/p>\n
