	{"id":115352,"date":"2026-05-17T04:00:00","date_gmt":"2026-05-16T18:00:00","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/lismoretimes\/?p=115352"},"modified":"2026-05-13T20:46:28","modified_gmt":"2026-05-13T10:46:28","slug":"housing-squeeze-reshapes-what-northern-rivers-builders-are-constructing","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/lismoretimes\/news\/housing-squeeze-reshapes-what-northern-rivers-builders-are-constructing\/","title":{"rendered":"Housing squeeze reshapes what Northern Rivers builders are constructing"},"content":{"rendered":"<p>NORTHERN Rivers builders say more residents are turning to tiny homes, modular housing and secondary dwellings as affordability pressures reshape what people can afford to build.<\/p>\n<p>Regenerative Futures Practitioner Carmen Stewart, who has been exploring housing through the Imagine Northern Rivers workshop series, said Business NSW had projected the region would require an additional 21,000 homes by 2040.<\/p>\n<p>Stewart said smaller and more adaptable housing options were consistently raised during the workshops.<\/p>\n<p>&#8220;Over 320 people have participated so far, and participants have responded with many creative and practical ideas to achieve this,&#8221; she said.<\/p>\n<p>&#8220;Tiny homes are part of the answer, alongside policy reforms to enable second and third dwellings on appropriate land parcels, retrofitting existing homes, and shifting the value of housing as a commodity to a human right.&#8221;<\/p>\n<p>&#8220;In the Byron Shire, where 341 responses were received to the questions pertaining to the future of housing, 24 per cent of responses highlighted smaller homes and sustainable design as the way to achieve accessible and affordable homes for all.&#8221;<\/p>\n<p>Stewart&#8217;s findings align with a broader shift being observed by local builders.<\/p>\n<p>National Building Carpentry Services founder Adam Nikola said rising construction costs, limited land supply and rental shortages had changed what clients were now asking builders to deliver.<\/p>\n<p>&#8220;With the current cost-of-living pressures, we&#8217;ve seen a clear shift in enquiries,&#8221; he said.<\/p>\n<p>&#8220;Clients are no longer focused on building their ideal first home. They&#8217;re focused on what they can comfortably afford, and how that build can either create additional income or minimise long-term living costs.&#8221;<\/p>\n<p>Nikola said the region&#8217;s housing needs had shifted significantly since the 2022 floods.<\/p>\n<p>&#8220;Straight after the floods, everything was about urgency,&#8221; he said.<\/p>\n<p>&#8220;People just needed to rebuild and get back into a home.<\/p>\n<figure id=\"attachment_125757\" aria-describedby=\"caption-attachment-125757\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-125757\" src=\"https:\/\/static.timesnewsgroup.com.au\/prod\/uploads\/sites\/29\/2026\/05\/IMG_2809_80261.jpeg\" alt=\"\" width=\"600\" height=\"450\" \/><figcaption id=\"caption-attachment-125757\" class=\"wp-caption-text\">Nikola on the set of a tiny home under construction at the company&#8217;s Murwillumbah-based factory. Photo: Pancho Symes.<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<p>&#8220;As things settled, the focus moved toward building smarter, with more resilient homes, often raised or relocated.&#8221;<\/p>\n<p>Nikola said clients were now increasingly looking toward alternative housing models.<\/p>\n<p>&#8220;More recently, with ongoing housing shortages and cost-of-living pressures, clients are now looking toward alternative building solutions such as modular construction, compact designs and more adaptable housing options rather than traditional builds,&#8221; he said.<\/p>\n<p>The company is also seeing growing demand for secondary dwellings on existing family properties.<\/p>\n<p>&#8220;A lot of families who would normally be house sharing are now looking to add a second dwelling so they can live more independently while still reducing overall living costs,&#8221; Nikola said.<\/p>\n<p>Nikola said some of the most meaningful projects involved helping older residents remain close to family and community.<\/p>\n<p>&#8220;We&#8217;ve had multiple cases with elderly clients who were facing the reality of having to leave their family and the area they&#8217;ve lived in for years,&#8221; he said.<\/p>\n<p>&#8220;We have placed tiny homes on wheels and modular homes on their children&#8217;s land, which means they&#8217;ve been able to stay close to family, remain independent, and keep their connection to the community.&#8221;<\/p>\n<p>Despite the shift toward smaller and more affordable housing, Nikola said affordability challenges remained difficult across the region.<\/p>\n<p>&#8220;Land availability and building costs are the biggest hurdles,&#8221; he said.<\/p>\n<p>&#8220;Council regulations add another layer, so it&#8217;s the combination that makes delivering affordable housing challenging.&#8221;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>NORTHERN Rivers builders say more residents are turning to tiny homes, modular housing and secondary dwellings as affordability pressures reshape what people can afford to build.
