OVER the past fortnight, McCartney Real Estate has unveiled an array of standout properties across the Surf Coast.<\/p>\n
The agency’s recent transactions demonstrate that with the right expertise, there is invariably a fitting buyer for every property.<\/p>\n
McCartney Real Estate director Tim Carson said he had observed a recent uptick in the market.<\/p>\n
“We’ve seen a noticeable market resurgence.”<\/p>\n
Homes such as 4 Windarra Grove in Jan Juc, 19 Windarra Grove, and 120 Moores Road have all found new owners.<\/p>\n
The Bellbrae property at 120 Moores Road, initially estimated to sell between $3.9 million and $4.1 million, saw strong competition.<\/p>\n
“An offer surpassing the initial range emerged last Friday. After reaching out to all potential buyers, the result was a sale well above our expectations,” Mr Carson said\/<\/p>\n
The property’s closing price is undisclosed, but it did sell for well over the estimated price range and set a new benchmark for the area.<\/p>\n
There was also eager demand for other homes across the Surf Coast.<\/p>\n
Offers closed on Monday for 115 Jarosite Road, Bells Beach. More 20 people inspected the property during the campaign, which ultimately resulted in a sale for $2,4 million.<\/p>\n
“A couple from Geelong bought the property to build their forever dream home,” Mr Carson said.<\/p>\n
3\/6 Puebla Street achieved its full price only four days after it was listed, closing at $1.670 million.<\/p>\n
“Properties such as 2\/78 Fischer Street commanded $1,375,000 within a week, while 21 St Annes Drive met its match within its price band in a mere fortnight,” Mr Cason said.<\/p>\n
“We’re catering to buyers from all walks \u2013 be it local, from Melbourne, or regional Victoria. The influx of attendees at our open homes has been encouraging.”<\/p>\n
He said a positive and proactive agent as well as patience was pivotal when entering the market.<\/p>\n
“Pricing correctly from the outset is vital. An adept agent can properly advise a buyer on the property’s value and its distinctive attributes.”<\/p>\n
Mr Cason also mentioned the importance of market rhythms, including the coming busy period.<\/p>\n
“Many opt to travel between April and September. However, post-AFL grand final and leading into Christmas, the focus shifts to holiday homes and fresh listings,” he said.<\/p>\n
“Our peak sales period traditionally spans post-AFL grand final through to early December, resurging in January through to the end of April.”<\/p>\n
For Carson, beyond business, it is the relationships that matter.<\/p>\n
“The true reward lies in fostering client relationships, nurturing vendor ties, and realising favourable outcomes. For buyers, our role is to introduce them to the local community and its offerings,” he said.<\/p>\n
