By 2021, the population was 368 people showing a population growth of 36.8 per cent in the area during that time.<\/p>\n<p>Set on the inland fringe of the Otway foothills, Dean Marsh sits where farmland gives way to forest.<\/p>\n<p>The approach from the Surf Coast climbs steadily away from the ocean before opening into a valley of pasture, shelter belts and tall gums.<\/p>\n<p>A general store, cafe and community hall form the focal point around the township\u2019s main intersection, with the primary school and recreation reserve nearby.<\/p>\n<p>Settlement began in the 19th century through timber cutting and farming. Rather than expanding outward in estates, the town has grown gradually, maintaining a clear separation between the village centre and surrounding farmland.<\/p>\n<p>Deans Marsh has only basic day-to-day retail, so residents travel to Winchelsea, Lorne or Geelong for major shopping, healthcare and secondary schooling. That reliance on nearby centres helps preserve its small footprint.<\/p>\n<p>The area attracted buyers seeking space within reach of both the coast and regional city. Beaches along the Great Ocean Road are about half an hour away, while Geelong remains a longer but manageable commute.<\/p>\n<p>Seasonal change is a noticeable part of living in the area, with greener winters and dry summer paddocks shaping the landscape year-round.
