MORE houses could be coming to The Sands development, according to planning application documents lodged with the Surf Coast Shire.<\/p>\n

The proposed works in Torquay North will take place at 10 separate lots spread around the golf course at the heart of the housing development.<\/p>\n

St Quentin Consulting lodged the planning application for the multi-lot subdivision and removal of native vegetation at 2 Sands Boulevard in January on behalf of NSW private bank Central Real Capital, but the documents only went on public exhibition earlier this month.<\/p>\n

The new building works have an estimated cost of $4 million.<\/p>\n

According to St Quentin Consulting’s bushfire risk assessment, the lots would be “reallocated to residential allotments”, comprising 21 standard residential lots and seven townhouses.<\/p>\n

Most lots are in areas bordering the golf course.<\/p>\n

Lot L includes the tennis court that is part of the The Sands Resort complex. Geelong civil engineering firm Loetis said, in its assessment for the planning application, this lot would become a “multi-unit site”.<\/p>\n

St Quentin states the new lots would only increase the total number of lots across The Sands development by 3 per cent.<\/p>\n

Central Real Capital is the same company that appointed KordaMentha on 11 February as receivers and managers of the DLH (Torquay) Property Trust, which owns the property 2 Sands Boulevard.<\/p>\n

The receivership does not extend to and does not affect The Sands Resort, which is operated by a separate business under an existing lease arrangement.<\/p>\n
