It\u2019s a truism that the main thing\u00a0<\/strong>a home seller wants from a real\u00a0<\/strong>estate experience is the right\u00a0<\/strong>buyer.<\/strong><\/p>\n

But how does the seller know which real estate agent has the most genuine buyers?<\/p>\n

\u201cOften when choosing a real estate agent, sellers have to rely on nothing more than promises,\u201d Bellarine Property managing director Christian Bartley said.<\/p>\n

\u201cExperienced home sellers report that many agents simply offer the anecdotal \u2018We have lots of buyers waiting\u2019.<\/p>\n

\u201cVery few show references from satisfied clients, let alone proof of qualified purchasers.\u201d<\/p>\n

Mr Bartley said a seller is perfectly entitled to ask a potential agent to show a printout of all genuine purchasers for property similar to theirs.<\/p>\n

\u201cPrivacy legislation prohibits an agent from actually handing the list over but prospective sellers can ask to view the document.<\/p>\n

\u201cA professional agent will have a purchaser printout as well as documentary evidence of satisfied clients \u2013 the names of both sellers and purchasers who have been so happy with the service and results that they want to say so.<\/p>\n

\u201cWhile there is no guarantee that the right buyer for you is already on the agent\u2019s books \u2013 you may still need to advertise \u2013 the professionalism of the agent who provides documentation to support what could otherwise be empty promises augurs well for a successful transaction.\u201d<\/p>\n
