	{"id":2271,"date":"2017-10-30T05:23:37","date_gmt":"2017-10-30T05:23:37","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/?p=2271"},"modified":"2017-12-08T14:08:58","modified_gmt":"2017-12-08T03:08:58","slug":"advertising-know-how","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/living\/advertising-know-how\/","title":{"rendered":"Advertising know-how"},"content":{"rendered":"<p>EXPERIENCED vendors usually know exactly what kind of advertising they want for their property while others, especially those who have never sold a property before, are unsure about how the whole process works.<\/p>\n<p>\u201cIt\u2019s hard for people to know whether they are getting good advice about the marketing of their property,\u201d Bellarine Property managing director Christian Bartley said.<\/p>\n<p>\u201cThere are agents out there pushing advertising vehicles that sound good to the lay person even though statistics showing where purchasers come from don\u2019t actually support them.<\/p>\n<p>\u201cProspective vendors should beware of advertising that is little more than poorly disguised promotion for the agent\u2019s own group or network.\u201d<\/p>\n<p>He said that one way to clear all the confusion was to make sure your agent has done bona fide local research.<\/p>\n<p>\u201cAlthough most statistics Australia wide indicate that purchasers come from three main sources, you need to know which three sources are the most important in your own area and current market.<\/p>\n<p>\u201cAdvertising doesn\u2019t necessarily need to be glossy or expensive \u2013 it needs to where the purchasers are looking for houses to buy.<\/p>\n<p>\u201cVendors have only to put themselves in purchasers\u2019 shoes to really understand the processes at work.<\/p>\n<p>\u201cFirstly, purchasers rarely buy from a distance. Most research begins by jumping online or they start by arranging for local papers to be sent to them.<\/p>\n<p>\u201cThey visit the town or suburb and drive around the streets to get a feel for the area and look at what\u2019s for sale from the outside.\u201d<\/p>\n<p>According to Mr Bartley, many glossy national and statewide publications, especially monthly ones, have advertising deadlines well before the release date and they find it hard to keep pace with what\u2019s presently available.<\/p>\n<p>\u201cMake sure you are advertising where the bulk of the purchasers are looking and where the sales are occurring,\u201d he said.<\/p>\n<p>\u201cWhatever the three major sources for the purchasers in your chosen area you will find that they are likely to be local sources, not national ones.
