{"id":30958,"date":"2019-10-17T07:44:03","date_gmt":"2019-10-16T21:44:03","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/?p=30958"},"modified":"2019-10-17T07:44:03","modified_gmt":"2019-10-16T21:44:03","slug":"town-by-town-snapshot","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/real-estate\/town-by-town-snapshot\/","title":{"rendered":"Town by town snapshot"},"content":{"rendered":"<p><strong>Town<\/strong> <strong>Profile: Grovedale<\/strong><\/p>\n<p>The size of Grovedale is approximately 7 square kilometres and has four parks covering nearly 2.2 per cent of total area.<\/p>\n<p>The population of Grovedale in 2011 was 14,153 people and by the 2016 Census the population was 14,314 showing a population growth of 1.1 per cent in the area during that time.<\/p>\n<p>Grovedale is named after a rural property acquired by Alexander Pennell in 1847, just south of Waurn Ponds Creek.<\/p>\n<p>Originally the place was named Germantown, which arose from several families of Lutheran German origin who arrived at Corio Bay in 1849.<\/p>\n<p>A Geelong pioneer, Dr Alexander Thomson, encouraged them to settle on Pennell\u2019s land and a school was first opened in 1854.<\/p>\n<p>By the mid 1860s there were about 70 families of German origin settled there, and there were two hotels, two flour mills, two tanneries and four wool washing establishments.<\/p>\n<p>Today, one of the regions most popular hotels, The Grovedale, which was established in 1859, sits prominent on the Surf Coast Highway.<\/p>\n<p>In September 1915, after the outbreak of World War I, the South Barwon Council changed the name to Grovedale.<\/p>\n<p>Grovedale continued to be an agricultural district until the mid 1960s when residential expansion from neighbouring Belmont began.<\/p>\n<p>In 1970 the estimated population was 1,200 persons and by 1980 had grown to 5,000.<\/p>\n<p>CoreLogic data indicates that the predominant age group in Grovedale is 20-29 years with households in Grovedale being primarily childless couples and are likely to be repaying $1,400-$1,799 per month on mortgage repayments, and in general, people in Grovedale work in a professional occupation.<\/p>\n<p>In 2011, 74.1 per cent of the homes in Grovedale were owner-occupied compared with 70.5 per cent in 2016.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>Grovedale Hotel 1.jpg<\/strong><\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p>Population: 14,314<\/p>\n<p>Male: 47.7%<\/p>\n<p>Female: 52.3%<\/p>\n<p>Median age: 40<\/p>\n<p>5 year population change: 1.1%<\/p>\n<p>Median house price: $500,000<\/p>\n<p>Change in Median Price: (5yrs) is 38.1%<\/p>\n<p>Median asking rent per week: $400<\/p>\n<p>Average length of ownership: 12<\/p>\n<p>Owner occupiers: 74%<\/p>\n<p>Renters: 26%<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Historic median house price:<\/strong><\/p>\n<p>June 2019: $500,000<\/p>\n<p>June 2018: $460,000<\/p>\n<p>June 2017: $409,000<\/p>\n<p>June 2016: $375,000<\/p>\n<p>June 2015: $366,250<\/p>\n<p>&nbsp;<\/p>\n<p><strong>House sales per annum:<\/strong><\/p>\n<p>Period ending June 2019: 231<\/p>\n<p>Period ending June 2018: 282<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>Land median sale price:<\/strong><\/p>\n<p>June 2019: $350,000<\/p>\n<p>June 2018: $262,000<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Land sales per annum:<\/strong><\/p>\n<p>Period ending June 2019: 15<\/p>\n<p>Period ending June 2018: 25<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Town Profile: Grovedale The size of Grovedale is approximately 7 square kilometres and has four parks covering nearly 2.2 per cent of total area.
