THE Surf Coast Shire council has received plans for the construction of a three-storey retail and apartment block in Anglesea.<\/p>\n

The site at 143C Great Ocean Road was formerly owned by Home Hardware and will be demolished under the proposal.<\/p>\n

Its three-storey replacement would include five shops situated on the ground floor, and seven apartments, ranging from two to four bedrooms.<\/p>\n

Planning applicant Aaron Worrall submitted a proposal for the site to the council in 2019. It was rejected because of its height and not fitting the town’s character.<\/p>\n

The resubmitted plans include a building height of 10.5 metres, exceeding the 9.5-metre maximum preferred under the Design and Development Overlay – Schedule 25 (DDO25) in the Surf Coast Shire council’s planning scheme.<\/p>\n

However, the plans submitted to the council argue the proposal justifies acceptance despite its height.<\/p>\n

“The buildings and works proposed are responsive to their surroundings, and while the proposed building height exceeds the 9.5m maximum preferred under DDO25, the built form will achieve an appropriate presentation from nearby properties and the adjacent public realm.”<\/p>\n

The lot on 143B Great Ocean Road already has a two-storey building and the lot on 143A a three-storey building.<\/p>\n

The proposal also includes 12 resident parking spaces at the rear of the building, which would be reached via Goodenia Lane.<\/p>\n

The estimated cost of the project is just over $4 million.<\/p>\n
