	{"id":44797,"date":"2020-11-12T01:00:44","date_gmt":"2020-11-11T15:00:44","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/?p=44797"},"modified":"2020-11-12T13:07:05","modified_gmt":"2020-11-12T03:07:05","slug":"a-creative-eye-for-coastal-styling","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/real-estate\/a-creative-eye-for-coastal-styling\/","title":{"rendered":"A creative eye for coastal styling"},"content":{"rendered":"<p>It is fair to say Blink Living founder Diane Conley was well ahead of the curve in seeing the huge potential of styling properties for sale.<\/p>\n<p>While it is an increasingly sought-after service now, the experienced interior stylist remembers no-one was doing it on the Sunshine Coast when she started her business back in 2008.<\/p>\n<p>Diane, who has a home in Point Lonsdale, says she realised there was a growing market for property styling after visiting America and seeing how popular it was there.<\/p>\n<p>What began as a small interior styling business in Noosa has since expanded to a bigger team dedicated to servicing the Sunshine Coast, Brisbane, Melbourne, Geelong and the Surf Coast.<\/p>\n<p>\u201cIn the beginning we had to work hard to prove to the local real estate agents the value of styling and now styling a home for sale is recognised as the best way to increase sale price,\u201d Diane says.<\/p>\n<p>\u201cOnce people see the value and effectiveness, they are converted.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-30038 alignright\" src=\"https:\/\/timesnewsgroup.com.au\/wp-content\/uploads\/sites\/2\/2020\/11\/3_23877.jpg\" alt=\"\" width=\"339\" height=\"485\" \/><\/p>\n<p>\u201cMost properties can be valued at least 10 per cent more after styling.\u201d<\/p>\n<p>Diane says getting professional help to present a home for sale also has the advantage of helping to reduce time on market.<\/p>\n<p>\u201cIf a property doesn\u2019t sell within the first four weeks, it\u2019s perceived to be too expensive or have some negative issues,\u201d she says<\/p>\n<p>\u201cThis can drive down the price the longer it sits on the market.\u201d<\/p>\n<p>Whether styling a home for sale or a holiday house for rental, making an emotional connection is crucial and Diane says that is what styling aims to achieve.<\/p>\n<p>\u201cPotential buyers and holiday makers are both looking to find interest and inspiration,\u201d she says.<\/p>\n<p>\u201cThey want to connect with the property and feel comfortable there.<\/p>\n<p>\u201cIf an interior is designed to suit the home and includes beautiful pieces that are stylish and comfortable, it will evoke an emotional response and the desire to buy or stay.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-30038 alignleft\" src=\"https:\/\/timesnewsgroup.com.au\/wp-content\/uploads\/sites\/2\/2020\/11\/8_43728.jpg\" alt=\"\" width=\"448\" height=\"661\" \/><\/p>\n<p>\u201cAs most people choose which homes to inspect, which displays to visit or where to stay by going online, it\u2019s imperative to present the home as welcoming and desirable.\u201d<\/p>\n<p>Diane, whose design mantra is \u201cthe devil is in the detail\u201d, describes her personal style as pared back and contemporary.<\/p>\n<p>\u201cI love beautiful fabrics like linen and hemp,\u201d she says.<\/p>\n<p>So which trends is she loving at the moment?<\/p>\n<p>\u201cNatural finishes such as stone and raw timbers, curved edges, a palette of naturals with putty, chalk, olive, rust and eucalyptus,\u201d she says, without hesitation.<\/p>\n<p>Those same natural tones are what Diane views as defining the Surf<\/p>\n<p>Coast style.<\/p>\n<p>\u201cThe coast style tends to include natural materials and a calming palette, linen, natural oak, rattan and textured weaves \u2013 and big comfy sofas.\u201d<\/p>\n<p>Blink Living has styled more than 3,000 properties on the East Coast of Australia with a impressive success rate of 95 per cent.<\/p>\n<p>Diane, who started the business with her partner, photographer Peter Lillies, says each home has its own personal appeal and potential.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-30038 alignright\" src=\"https:\/\/timesnewsgroup.com.au\/wp-content\/uploads\/sites\/2\/2020\/11\/5_59173.jpg\" alt=\"\" width=\"388\" height=\"582\" \/><\/p>\n<p>\u201cWe love to style all types of homes from huge to humble,\u201d she enthuses.<\/p>\n<p>\u201cEvery home looks amazing when styled.\u201d<\/p>\n<p>The average cost to style a home for sale is $4,000-$5,000.<\/p>\n<p>Diane says it is their preference to style an unfurnished home to achieve the best result.<\/p>\n<p>\u201cEmpty is best.
