	{"id":47996,"date":"2021-01-14T00:18:20","date_gmt":"2021-01-13T14:18:20","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/?p=47996"},"modified":"2021-01-14T14:07:33","modified_gmt":"2021-01-14T04:07:33","slug":"renters-forced-out","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/news\/renters-forced-out\/","title":{"rendered":"Renters forced out"},"content":{"rendered":"<p><strong>Surf Coast renters faced with moving elsewhere due to the lowest vacancy rate in 30 years.<\/strong><\/p>\n<p>THE Surf Coast Shire has always\u00a0enticed people for its\u00a0highly sought-after lifestyle and\u00a0coastal access, but there is bad news for those who do not have a permanent stake in the township.<\/p>\n<p>Renters are now at risk of being priced out as COVID-19\u00a0continues to inspire city workers for a life by the sea.<\/p>\n<p>The realisation that work can be done from\u00a0home\u00a0and the health benefits of living in a less dense community has increased the desirability of the coastal region beyond\u00a0anything seen in\u00a0decades.<\/p>\n<p>Local real estate agent, Bryan Hayden from Hayden Real Estate, has confirmed there is zero vacancy for rentals in the area &#8211; something which has not been seen for more than 30 years.<\/p>\n<p>\u201cThere is nothing that will stay on the books for more than a day,\u201d he said.<\/p>\n<p>The summer months have always created some difficulty for renters\u00a0looking for\u00a0a\u00a0permanent\u00a0residence\u00a0as entrepreneurial\u00a0homeowners\u00a0use the\u00a0peak season\u00a0to\u00a0generate income.<\/p>\n<p>Mr Hayden said the lack of rentals\u00a0available\u00a0has been impacted by two factors.<\/p>\n<p>\u201cThe increased number of people wanting to be here over summer\u00a0or\u00a0permanently and more particularly there has been a very slow release of land,\u201d he said.<\/p>\n<p>\u201cThe development of housing is not keeping pace with the people wanting to be here.\u201d<\/p>\n<p>With the increased interest Mr Hayden has said renters now faced higher weekly bills with the option for purchasing a home becoming even more expensive.<\/p>\n<p>According to realestate.com.au the median housing\u00a0price\u00a0is\u00a0over one million dollars in areas such as Anglesea, while Torquay and Jan Juc sit just below.<\/p>\n<p>Similarly rent between these suburbs is between $475-$500 a week on average.<\/p>\n<p>The demand for Surf Coast properties has presented many landowners with huge economic opportunities however many renters are now being priced out.<\/p>\n<p>Single mother and Torquay resident for over 13 years, Janna Everett, is now forced to look for a new\u00a0home\u00a0after learning that her long-term rental\u00a0had\u00a0been put up for sale.<\/p>\n<p>Ms Everett and her 14-year-old\u00a0son\u00a0had just returned from a camping trip when they received an\u00a0email informing them that they\u00a0could\u00a0soon be without a home.<\/p>\n<p>\u201cIt\u00a0has only just been put on the market but I am not looking forward to trying to find a local rental\u00a0that\u00a0we can afford,\u201d she said.<\/p>\n<p>\u201cThe\u00a0Torquay\u00a0rental market has just gone crazy.\u201d<\/p>\n<p>Ms Everett has been in her rental for four years but says she was not shocked to learn the fate of her home.<\/p>\n<p>\u201cThe owner had the place valued twice over the last couple of months, so I had an idea it was coming,\u201d she said.<\/p>\n<p>Ms Everett is concerned for the long-term implications on her son if they are unable to find affordable housing in the area.<\/p>\n<p>\u201cHe rides his bike to the local school and gets on his\u00a0bike\u00a0all the time to visit friends locally,\u201d she said.<\/p>\n<p>\u201cWe don\u2019t have family in Australia, so our whole support network is in Torquay.\u201d<\/p>\n<p>The friends Ms Everett has made during the 13 years spent living\u00a0in the coastal town have become like family.<\/p>\n<p>\u201cIt is really stressful thinking about not having them just around the corner,\u201d she said.<\/p>\n<p>With many locals facing similar\u00a0situations, Ms Everett\u00a0believes\u00a0there will\u00a0be lasting\u00a0impact on the local diversity.<\/p>\n<p>\u201cIt could end up becoming less community spirited which is a shame,\u201d she said.<\/p>\n<p>The issue of whether to continue to develop the Surf Coast Shire to allow for more properties has already become a heated debate amongst locals.<\/p>\n<p>Mr Hayden believes it is the only option to continue to support the amount of people looking to reside in the region.<\/p>\n<p>\u201cThe Surf Coast has always been sought after, it is just that now there is no land,\u201d he said.<\/p>\n<p>\u201cUnquestionably more developments are needed, most people are reflecting on the increase in\u00a0demand\u00a0but they are not looking at the decrease of supply.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Surf Coast renters faced with moving elsewhere due to the lowest vacancy rate in 30 years.
