	{"id":48772,"date":"2021-02-04T00:16:44","date_gmt":"2021-02-03T14:16:44","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/?p=48772"},"modified":"2021-02-03T09:32:58","modified_gmt":"2021-02-02T23:32:58","slug":"winchelsea-land-rezoned-low-density","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/surfcoasttimes\/news\/winchelsea-land-rezoned-low-density\/","title":{"rendered":"Land rezoned in Winchelsea for low-density housing"},"content":{"rendered":"<p>LAND on Winchelsea\u2019s western edge earmarked for the town\u2019s future growth will be rezoned from Farming Zone to Low Density Residential Zone.<\/p>\n<p>At their meeting on January 19, councillors resolved to adopt Amendment C127, which rezones the 21 hectares at 2995 Princes Highway and also applies for the subdivision of land to create 74 lots of 2,000sqm each.<\/p>\n<p>The officers\u2019 report presented to councillors states the subject land &#8211; referred to as Glenmore Estate in the planning documents &#8211; has the ability to be serviced by reticulated sewerage infrastructure, and the proposed subdivision has an internal road network that is well integrated with the adjoining The Green estate.<\/p>\n<p>\u201cThe design avoids unnecessary cul-de-sac street design and allows for future connectivity to the west,\u201d the report stated.<\/p>\n<p>\u201cThe design incorporates a centrally located open space park with a total area of one hectare. A number of recreation assets are proposed for the open play space area, including a basketball half court, football goal posts and street furniture. Two other reserves are set aside for stormwater drainage purposes.\u201d<\/p>\n<p>The report notes the shire\u2019s <a href=\"https:\/\/www.surfcoast.vic.gov.au\/About-us\/Council\/Policies-plans-strategies-and-reports\/Plans-and-strategies\/Winchelsea\">Growing Winchelsea Strategy<\/a> contains a 10-year plan identifying the subject land as \u201cFuture Residential Larger Lots\u201d.<\/p>\n<p>\u201cThe Green estate to the east is a combination of General Residential 1 zoned land and Low Density Residential to the south.<\/p>\n<p>\u201cThe Green has experienced strong demand and this land will add an additional 73 low density lots to the residential land supply.\u201d<\/p>\n<p>Speaking at the January 19 meeting, Cr Heather Wellington said Amendment C127 had been worked on for more than two years.<\/p>\n<p>\u201cThere\u2019s tremendous consensus in Winchelsea, really, about the desirability of growth &#8211; it\u2019s less contentious, certainly, than the Spring Creek valley &#8211; but the community in Winchelsea welcomes growth and this growth is very much consistent with the Growing Winchelsea strategy.<\/p>\n<p>\u201cI think it\u2019s going to be a really lovely residential development.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>LAND on Winchelsea\u2019s western edge earmarked for the town\u2019s future growth will be rezoned from Farming Zone to Low Density Residential Zone.
