	{"id":116746,"date":"2026-07-10T04:00:00","date_gmt":"2026-07-09T18:00:00","guid":{"rendered":"https:\/\/timesnewsgroup.com.au\/tweedcoasttimes\/?p=116746"},"modified":"2026-07-10T04:00:00","modified_gmt":"2026-07-09T18:00:00","slug":"borrowers-face-a-narrowing-window-as-lenders-reprice-risk","status":"publish","type":"post","link":"https:\/\/timesnewsgroup.com.au\/tweedcoasttimes\/news\/borrowers-face-a-narrowing-window-as-lenders-reprice-risk\/","title":{"rendered":"Borrowers face a narrowing window as lenders reprice risk"},"content":{"rendered":"<p>DIRECTOR of debt and structured finance, CBRE Victoria<\/p>\n<p>Australia&#8217;s commercial real estate lending market is entering a new phase.<\/p>\n<p>While debt remains readily available, lenders are becoming more selective in how they deploy capital and borrowers who approach the market late or without a strategy are increasingly achieving less competitive financing outcomes.<\/p>\n<p>One of the clearest indicators is the speed at which sentiment has shifted.<\/p>\n<p>CBRE&#8217;s H1 2026 Lender Sentiment Survey found that six months ago, only 5 per cent of lenders expected loan margins to increase. That figure has risen to 34 per cent.<\/p>\n<p>This is not driven by a lack of liquidity. Rather, lenders are responding to a market where asset values, tenant performance and the outlook for interest rates have become less certain, making risk more difficult to price with confidence.<\/p>\n<p>Close to half of bank lenders expect to adopt more conservative underwriting criteria over the next 12 months.<\/p>\n<p>In practice, this is resulting in a stronger focus on proven income, closer assessment of current asset performance and tighter parameters around leverage and structure.<\/p>\n<p>These considerations are now central to credit decisions.<\/p>\n<p>Another notable trend is the widening variation in pricing between lenders.<\/p>\n<p>On a recent $20 million retail refinance at approximately two-thirds loan-to-value, pricing differed by around 45 basis points between majors.<\/p>\n<p>On a facility of this scale, that equates to roughly $90,000 per annum. This level of variation is becoming more frequent and has a direct impact on returns.<\/p>\n<p>The underlying driver is a growing distinction between lenders actively targeting certain opportunities and those approaching transactions more cautiously.<\/p>\n<p>In this instance, a structured and competitive process resulted in a margin below the previous facility. More broadly, pricing is increasingly being driven by asset-specific risk, which places greater emphasis on how transactions are managed.<\/p>\n<p>While 45 per cent of lenders in the CBRE survey indicated an intention to grow their commercial real estate exposure, the allocation of that capital is shifting. Refinancing is expected to dominate lending activity in the coming 12 months, while acquisition lending will remain limited and selective.<\/p>\n<p>This is shifting the competitive dynamic. Borrowers are now competing not only with new transactions, but also with refinances already progressing through lender pipelines.<\/p>\n<p>Consequently, lender capacity is being committed earlier and selectivity is increasing.<\/p>\n<p>At the same time, differing views on the interest rate outlook continue to influence lender behaviour.<\/p>\n<p>In response, lenders are placing greater weight on factors they can assess with certainty, including asset quality, tenant strength and leverage levels. While these are not new considerations, they are now being applied with greater discipline.<\/p>\n<p>In this environment, pricing outcomes are less consistent, capital is directed toward lower-risk opportunities and timing plays a more significant role.<\/p>\n<p>For commercial property owners approaching a loan expiry in the next 12 to 18 months, engaging with lenders well ahead of loan maturity is becoming increasingly important.<\/p>\n<p>Early engagement improves the ability to access competitive terms, particularly as lender capacity is committed earlier in the process.<\/p>\n<p>This remains an active lending market.
