ARE YOU SALE READY? Pre-sale property presentation

A curated scheme is important and brings together all elements of a room, making the space look appealing to buyers.

In Ballarat, property styling continues to grow in popularity. However, to put together a complete, curated scheme is more difficult than it may seem.

A well styled home is recognised by many in the real estate industry to add an additional 5 to 10 per cent more to the sale price and reduce the amount of time that the property is on the market.

When I meet a client at the property to be presented for sale, I often thinks that the property could do with some more presentation before being put onto the market.

Over the next few weeks I’ll will be giving some pointers and resources to help prepare a property for sale.

Ballarat Property Styling started in 2012, after I renovated a cottage and presented it for sale. As an architect I’m a serial renovator and has seen both sides of the fence when it comes to advising on ‘value add’ aspects of renovation, to being the vendor.

I keep my own statistics, and have achieved 7.5 per cent higher return for a unit that was on the market at the same time as an un-styled unit in same complex.

I’ve also recently assisted a vendor in achieving 11 per cent higher than top of quoted range.

The vendor had viewed the house in a negative way, whereas the styling presented the potential of the room sizes and provide a good colour scheme with furnishings and cushions.

The vendor was astounded with the result.
Although some Vendors may opt to style themselves, by using cheap homewares and furniture, they may look at the photos afterwards and realise that it was not so easy and the affect has not been achieved.

People are beginning to realise that there are many decisions to be made and that the service of a professional stylist, one who has a background in design, can be invaluable.
