Are you sale ready? – Pre-sale property presentation

Winter is a great time to start thinking about a fresh coat of paint for the outside of your house if you’re going to sell in spring, even if it’s just the trims. Photo: SUPPLIED

Winter is often a busy time for people preparing their properties to list on the market in the spring sale period.

ALTHOUGH it is not the season to be doing full scale external painting, it is worth considering whether you need to update your colour scheme. Did I just hear you groan at the thought of the expense of paying a painter? Don’t worry, if the cost seems too daunting, it is worth considering just changing the trim colours.

Whether you have a period home or a contemporary one, a change of trim colour can be a good update on the look and can really make a difference to your curb-side appeal.

If you need advice, there are several avenues. Firstly, take several photos of the exterior of your property, including one showing the roof colour.

Haymes Paints, in Scott Parade Ballarat, offer a colour consultancy. I like to go to Hammonds Paints in Skipton St Ballarat. They stock the Resene paint range. Resene have a great range of modern colour ideas. Hammonds can also offer a colour consultancy.

There are also several interior designers, in Ballarat, who offer colour consultancy advice. A Google search will find them.

Internally, a neutral colour scheme is always easier for a prospective buyer to comprehend. Look at the range of neutral colours available. Buying a sample pot and doing a brush out is always a good idea. If you don’t want to put paint on the property, paint a large sample area onto a thick piece of cardboard and look at it in different lights.

If you are wanting to paint an internal feature wall, keep in mind that the proportions of the wall will be highlighted if painted in a darker colour than the adjacent walls.

This in turn may need you to balance the wall size out with appropriately placed furniture.
