Autumn on the coast is like clear sunny mornings, windless walks, jumpers and jackets and long weekends.

Autumn is my favourite time of year; however, winter is just around the corner, and many may wish to stop its approach; the winter brings big swell, the smell of fireplaces, and snow holidays.

Historically, the real estate market slows down a little after the summer hype; however, 2022 seems to be shaping up slightly differently, with a bumper summer, record sale numbers on and off the market and, of course, records smashed across most sectors.

We are seeing a slight increase in available properties for sale; however, is the market calming?

It’s a great question that if you watch the idiot box, you may believe the world is coming to an end; however, results speak for themselves, don’t they?

Record sales are still very much a reality. Grossman’s Ridge Bellbrae recently saw a new record set at just shy of $1.5m; 40 Corsair Way, Torquay, also set a new record for the surroundings; it is not all doom and gloom, not at all!

I feel a point to note, and one I think is crucial if you are thinking of selling in a calming market.

Make sure you and your agent of choice position your property correctly. The promise of a price to secure you as a client can be catastrophic for the end result; the market will always determine the value, and the perception of value decreases each day your property sits on the market.
